  2. Project: Rice University New Engineering & Sciences Building (Abercrombie Laboratory) Architect: Skidmore, Owings & Merrill LLP Project Information: 5-level 243,030 SF engineering and science building. One level is below grade (basement) and levels 3 and 4 havea roof terraces.
  3. I have been told by a reliable source that this project will not be moving forward. it’s a shame, the building was actually very nice. Mucasey seems to rubber stamp his cover page for the project documents. The actual building did not look like that rendering. It’s was elevated parking on concrete columns with the podium deck above that. There were terraces with what seemed like nice views.

  5. Actually, developers have to follow the required parking spots per unit type ratios set by the authority having jurisdiction. In this case it is the City of Houston.   6. This is now slated to break ground in July. There have been no changes in design, the project was simply put on hold. The $$ people wanted to wait and see how the pandemic would affect the economy (is what I was told).

  8. Yes, it is delayed. There has been no new progressive set of construction documents issued (that I'm aware of). The latest set are Design Development, so they still have at least issue for permit drawings and construction drawing to produce. I know they were shopping at least three general contractors in October/November of last year and then everything went silent.
  9. IMO, I don't see this moving forward anytime soon. The rendering on Levy's site is definitely a downgrade in building cost compared to the rendering on Levcor's site.
  10. Level 1 is comprised of secured parking (21,152 SF), retail space (2,686 SF), and an amenity center (5,868 SF). Level 2 has an outdoor terrace sitting area (1,600 SF). 119 Units totaling 103,221 SF. Exterior façade is EIFS and Hardi board.

It will anchor a public, 9-hole, par 3 golf course in Midway’s East River. This will be moving forward soon. The red dashed line on the floorplan denotes the new addition.

Shepherd Apartments (aka 6th & Shepherd) Address: 1111 W. 6th Street Houston, TX 77007 Architect: GDA Architects Information: Consists of 269 units, 2 Levels of parking (208,282 SF), and 5 Levels of residential (255,887 SF) for a total of 7 Levels. Three different outdoor amenities at Level 3: pool courtyard, sitting area, and overlook area.

Project: University of Houston Hilton Hotel Building Tower Address: 4450 University Drive Houston, TX 77024 Information: The new University of Houston Hilton Hotel Tower is an 8-story addition consisting of 70 new hotels keys (54,105 SF). Finishes are being upgraded in the existing hotel tower's 80 hotel keys along with small renovations at the ground level.

Level 1-5 parking with 3,600 SF of retail space at Level 1. Pool and terrace (9,000 SF) at Level 6, a sky lounge (1,300 SF) located at Level 14, and a roof-top amenity space (2,500 SF) located at Level 15. The existing site is 1.0931 acres and includes a two-story office building, 2 surface parking lots, and 3 single-family residences.

Project: Deerwood Multifamily Address: 10421 Deerwood Drive Houston, TX 77042 Owner: McNair Interests Architect: The Preston Partnership, LLC Expected Start: Jun 1, 2021 Information: Deerwood Multifamily is a mid-rise multifamily residential development that will consist of 330 units that comprised of approximately 301,900 square feet of rentable space. These units will be spread across three (3) identical four-story elevator served buildings. There will also be a separate approximately 7,400 SF “clubhouse” consisting of three (3) buildings under a shared roof that will house the leasing and amenity functions for the site. The unit mix will be made up of 216 1-BR units and 114 2-BR units with an average unit size of 915 SF. The site will be mainly surface parked. There are 53 tuck-under garage spaces, 60 detached garage spaces and 365 surface spaces for a total of 478 spaces. Each residential building will have an adjacent courtyard and there will be a pool deck adjacent to clubhouse buildings. There is also an approximately 4 acre detention pond/park that will serve the property’s detention needs and serve as a park/trail amenity for the project. This space will consist of a 3-acre, 6-foot deep pond surrounded by a 0.88 acre green space and walking trail. There will be various landscaping and seating areas around the pond as well as a feature deck that will protrude into the lake for resident use.

Information This project is a new 6-story midrise building (approx. 23,200 sf) that will be connected to an existing 2 story building on the NW corner of Travis and Francis streets in Midtown. Levels 1-5 consists of office space while level 6 has Kitchen/Bar/Lounge (enclosed) with an outdoor terrace.
