Development and underconstruction are two different issues.  Downtown Houston is expanding.  I was impressed with Dallas last week.  Just wait when the Panamal Expainson starts.  The Port Of Houston already has 4, 300 foot cranes for the huge container ships.  Houston is ready , and TMC continues to build with two expansions including UT.  So Dallas do not think we relay only on oil.  Go to Houston.org to see how much money comes into our city with the port and medical center the largest in the world.  Houston's GNP is so much larger then all of DFW!  I do like the pictures, please send more.

  2. Spoon fed, force fed or regurgitation –I'm skeptical of everything posted at HAIF. Especially beautiful renderings. And ESPECIALLY the beautiful renderings on THIS particular thread. It always feels like someone is trying to sell you something on this thread. Almost always something better than what it is.

     

    If there is one thing HAIF has proven to me –Dallas HAIFers really care about what Houston HAIFers think. That's the whole point of soliciting responses to a Houston based forum, right?

     

    If you scroll up the thread a bit you will see an official groundbreaking. So what's fake about that?

    Yes I care what Houstonians think because they are one, if not the only Texas city, in the same tier as us architecturally.

    Dallas is basically Houston's younger brother. Are we not supposed to bounce ideas off our older brother for opinions?

  3. Okay, so a 5 story apartment complex..

     

     

    80,000 sq ft of office, movie theater, retail, grocery. The only thing that might be over a few stories here is the mystery hotel..

     

     

     

    Hmm.. maybe i missed the plans for all of those buildings. I only saw real proposals for the projects i mentioned above.

     

    The apt complex is only the first step. Designs and specifics for the future bldgs are in the works. Search all the articles yourself. Sorry Im not in the mood to spoon feed anyone.

    All that said, I'd like to see some more towers in Downtown Dallas.  However, I think most will be residential or hotels at this point.

     

     

    Agreed. Heck even I would maybe rather go to work in Richardson. Downtown and getting there can actually be scary for some people. I live in NE Dallas by the way and work nearby. Though what you say is true. There is still a chance for a downtown tower if it primarily relies on Hotel/Residences....with maybe a few smaller corporate tenants.

    Another major issue luring them outward is public schools...though Dallas has some great private schools.

     

    ALSO: A new Dallas skyscraper doesn't necessarily have to be downtown. Scott Beck's Galleria(midtown vision) is pretty cool. It would be nice to see a 600ft+ there. :D

     

  5. I dont know if they will ever build a 100 story but I would like a new tallest or at least another 700ftr+. Not everything is built in Plano. If you really just got back from Dallas then you'd know there are cranes up in Uptown.

    I agree with you on the Trinity. Im still new at analyzing development but it looks like when they rerouted the Trinity because of flooding it screwed it all up. I know the Trinity is no Mississippi River but it can look great. Just look how pretty and sensible Ft. Worth's section of it looks. It one thing Im kinda jealous of:

    The Dallas section does look pretty cool when it's flooded though (if you ignore the trees sticking out) It shows the potential of what it could look like if they had some sort of controllable dam system. I agree with you rich, poor division is NOT good. I think Houston has a good mix and that gives the city life. Its one thing about Dallas I don't like.

    Klyde Warren Park between downtown and uptown has been a hit though and looks fantastic.

     

    Earlier I was screwing with you about Ross Perot. He is  not involved (not openly anyway) in any development. Its his SON Ross Perot Jr. and his company Hillwood.

  6. Haha yeah.. Just like the FAA deemed the Harwood Forum "80 story twin towers" can't be built higher than 378'(?) or so. Those ceiling heights would be like 4.5 feet at 80 stories! Lulz.. It's fun to compile development lists, but this list seems completely disingenuous with loads of developments that will never see the light of day.

     

    Hey what you are saying is racist against little people. LP's do have opinions on what they like. If they want a 4.5ft ceiling then they should have it.

  7. I ask why Ross Perot will build a 50-100 floor building.  Is his son in the development market?  I know Dell bought Perot System Corporation for 3.9 billion.  So I will wait when the cranes are up.    

     

    Ross is building the building for Dell but it will be in the shape of Ross Perot....as a lasting legacy for Dallas.

    Ross' belt buckle will have the Dell logo.

     

     

  8. Construction will start next week on Trammell Crow's 2 tower Uptown project. 34 story residential and 20 story office.

     

    Accounting firm PricewaterhouseCoopers will be the lead tenant in a new Uptown skyscraper project built by developer Trammell Crow Co.

    Construction will start on the $250 million project next week.

    The 2-tower development at Pearl Street and Woodall Rodgers will include an office tower and 34-story apartment high-rise. PwC will lease 200,000 square feet of space in the Park District project — the first business to commit to the development.

    From the tile roofs to the pave stone streets, Entrada will reflect the feel of a Catalonian village. This upscale live-work-play center will include retail, restaurants, hotels, entertainment, office and medical space, water features, an amphitheater, conference center uses and about 300 single family detached homes, villas, and town homes. 
     
    Wheat stressed the importance of successful design and quality construction for these first buildings in the development.

    Less than six months after buying the high-profile corner of Woodall Rodgers Freeway and Pearl Street in the Dallas Arts District, the developer is breaking ground on a 25-story office high-rise.

    The 260,000-square-fooot metal and glass tower will go up right next door to the Meyerson Symphony Center.

    In June, Lincoln bought the vacant corner – used for 20 years as a greenspace and site of a large sculpture – from the Dallas Symphony Foundation.

    “It’s probably one of our quickest to start projects,” said Lincoln Property executive vice president David Pettle. “That’s the theory behind the deal.

    The building will open in about 18 months.

  11. I hope that beautiful building gets a new life but if they touch the facade I will be as pissed as our 800 Bell renovation.

     

    That bldg has grown on me a little, even before I knew about its troubles. I love black glass but could also imagine it with updated sliver glass and it would still look very unique because of its design. If only they didn't use asbestos from the beginning it wouldn't of had to go through all this crap. At 52 stories and 625ft its a bldg way too big to be abandoned or even demoed.

     

    I'll check out that 800 Bell reno.

  12. Great news for asbestos filled 1401 Elm. Barely dodged the foreclosure bullet.

     

    Lenders didn’t make good on their threat to foreclose on one of downtown Dallas’ largest buildings.

     

    The 52-story former First National Bank tower at 1401 Elm Streets was scheduled for foreclosure this week by lenders seeking repayment of $53.5 million in debt.

    The building wound up in default after a $240 million redevelopment plan for the 50-year-old skyscraper hit a snag.

    New York-based Olympic Property Partners is withdrawing from the project after more than two years of planning.

    Jack Gosnell: 1401 Elm, itself, isn’t iffy; it’s still magnificent. The reason it’s staggering a little bit is because of the mammoth undertaking of it all with 120k SF of retail, 500 apartments and 900 parking spaces. It’s an immense load to get to market. I don’t think it’s an indication of anything negative having to do with the economy. Think about the retail Downtown like an archaeological dig. It’s progressively built on the bones of people before you. Just getting the building ready for development was an achievement by Olympic. Remediating asbestos and getting it ready is a huge leap for the next investor to step in. There’s been tremendous retail interest in that project, and I think that’s going to be a tale that will tell itself when it finally hits the market. It’s the only building in Downtown Dallas that can house large-scale retailers over 30k SF. There’s hot pursuit of the property by several development companies. Everyone recognizes it’s a one-of-a-kind project in Dallas and probably the last great undeveloped building there, so I think it’s a matter of time before someone steps in. We’d love to keep working on it; we’re so vested already.

  13. Overall yes there is a height limit but it doesnt cover all of Uptown as some bldgs are over 30 stories. Some areas stay a squatty ~20 stories making it look like one giant shelf. It does vary though on the far west and east of Uptown. 32story W Hotel, 42story cityplace respectively..with a few 30+ approved.
