  1. The 1st phase has done well since its been built. Cant wait to see 2nd phase start next year. The 3rd phase 50 story would be the first 650ft+ skyscraper for Dallas in many years. Going off the JP Morgan next to it (738ft) I estimate 665ft for this one. Maybe they could stretch it. Another 700ftr would be very welcome.

    Downtown Ft. Worth is going to look amazing in a few years. Im jealous of their river situation. Dallas needs to get on the ball and fix its river area.

    Ground was broken on Wednesday Oct. 21 for downtown Fort Worth’s first commercial skyscraper in more than 20 years.

    The 25-story at 640 Taylor St. will revitalize the east side of downtown, according to Michael Bennett of Bennett Benner Partners, designers of the building.

    The site, currently a parking lot, is part of a trend to get rid of surface parking lots in downtown areas, he said. The new skyscraper will include a parking garage with spaces for the Fort Worth Club and Morningstar Partners, which owns the former Star-Telegram complex at 400 W. Seventh St., adjacent to the site. The building will have 258,900 gross square feet of office space and 45,800 gross square feet of amenity floors.

    In addition, Bennett noted that the building will bring new energy to the east side of downtown, much like that currently seen in Sundance Square.

    The 12th floor, he said, will have an outdoor cafe and the 13th floor will have several high-tech meeting facilities for use by Fort Worth companies and residents. That will invite interaction with people beyond the building’s tenants, Bennett said.

    Frost Bank will be the anchor and name tenant for the new tower, which is being built by the energy firm Jetta Operating Co. Anthracite Realty Partners LLC, Jetta’s affiliate, announced earlier in October that Frost Bank has signed a lease to occupy more than 73,000 square feet in the building.

    Frost will have a lobby-level banking facility and will move its region headquarters and other lines of business into three upper floors.

    For Jetta Operating Co., a privately held oil and gas exploration and production firm based in Fort Worth, the building is a public face for a company that has traditionally kept a low profile.

    The company, with nearly 250 employees (140 in Fort Worth), will move its corporate headquarters from the Fort Worth Club Tower into the new high-rise, which is estimated to cost more than $100 million. Jetta will occupy 70,000 square feet of space in the building.

    It will be the seventh-tallest building in Fort Worth and Bennett said he expects it to become a downtown landmark.

    Developer Craig Hall gave WFAA a first look at the second phase of his Hall Arts development Tuesday, which will bring a new hotel and high-end living to the Dallas Arts District.

    "Phase Two is going to be on the corner by Flora," said Hall. "High end, a very exclusive residential building. Then behind that, going toward Ross, toward downtown, will be a hotel."

    The 11-story boutique hotel's name is still under wraps, but Hall said it will sit above two floors of public space, 231 rooms and 7,000 square feet of meeting space. There is also space for restaurants.

    The hotel will share some services with the Hall Arts Residences, which will sit 25 stories high, made up of 44 homes. Hall has reserved his spot on the 6th floor, and — like all potential buyers — he has to wait until it's built.

    2000 Ross Avenue is an HKS designed, vertical mixed-use development, which will over 30,000 SF of retail, 351 residential units, and a 227-room hotel. The 26-story project will encompass an entire Downtown Dallas city block with frontage on RossAvenue, Harwood Street, San Jacinto Street and Olive Street. Its close proximity to the highly acclaimed Dallas Arts District and over 13M square feet of office provides for a compelling mix of restaurants and dining options.

    Retail is scheduled for delivery in Q3 2017 and the entire project is scheduled for completion in Q3 2018.

  7. Campus additions make debut in Oak Lawn. Pretty nice.

     

    Crow Holdings tonight will have the grand opening of the latest addition to its Old Parkland campus in Oak Lawn.

    Four new buildings on the west side of the almost 10-acre property along Maple Avenue will add about 150,000 square feet of additional office and public space to the project which surrounds the 102-year-old Parkland Hospital buildings which Crow restored in 2008.

Finally made it back from Dallas, what a nightmare with the weather.  One thing I did notice nobody is friendly like Houston.  At Whole Foods in Houston at the bar they are talking in French, Spanish, Muslim, Indian, Chinese.  Houston is very diverse and in dallas they know idea we have a huge Chinatown and  India town off Harwin.  Everybody is so friendly here.  Almost all my clients don't live in Dallas.  I think Plano must have their own blog.  They live Irving, Richardson, Plano, Addison and hate Dallas.  I was shocked so Austin will surpass Dallas in 10 years in population.  Dallas leaders need to get companies that will locate to Dallas downtown because it is very empty.  They have light up buildings but they are still empty.

    Jason, do you think urbanism is something Dallas values? In Houston it is the rage now. I'm not sure if Dallas is seeking to be more urban or if these developments are just meeting the need of people wanting to live in uptown.

     

    Yes. Dallas is valuing it and I think it's both filling needs as well as changing the scene.

     

    This isn't Uptown.

     

    This is Deep Ellum. I just hope it doesnt become another snooty Uptown. Many including myself don't want that(culture wise). I think this is on the developers' minds and they don't want to take too much organic character from the neighborhood. You can see that with the development of the new Case towers.(pictured higher up on this thread) They have more red brick and look more part of the existing area.

     

    This bldg is different but still nice. We'll see what happens in time.

  10. Looks like Deep Ellum is getting some more height in addition to the 2 other 17story towers (which are reported already under construction) Its nice to see that area go a little vertical.

     

    The Epic (rendered here) TOD is right on the DART line and will include residential, office and a hotel. The Epic will have 250k SF of office and a hotel in a historic 100-year-old brick four-story building. The office will be right on Good Lattimer and Elm Street. Bill says more details are forthcoming, but he can’t release too much info just yet.
