  2. Where is this property? East end? Regardless, if the conversion is done well, this is an epic homerun.........
  3. How many “homeless” are over there? Answer: perhaps zero — Assuming you define homeless as folks, without addictions, who got laid off from a job, had an unexpected large bill, hit a hard patch, lost their apartment and are struggling to try to get back on their feet. Now, how many addicts are over there? 100? Shows how few people it takes to mess up an area. I have no sympathy for them. Rather, I sympathize with the homeowners, apartment dwellers, business owners, and bus riders who have to deal with the trouble that these addicts cause. The city MUST do something. Turner will not get my vote unless he acts decisively.
  4. I don’t recall, say,1970, at this Sears. But, I do recall Sears from that period in my hometown. Sears was a magical place. Great stuff, great service. A real treat to have your parents take you there. From paint to tools to shoes to jeans to appliances. It was my family’s go-to place. Period. unfortunately, decades of highly compensated executives happily took their pay but were I able to figure out how to make Sears relevant for the future.

I think that I would prefer to see multiple conveyance systems (walking/biking paths, or even some kind of free circuit bus) moving people from the corner of P.O./SanF to the entire ce of Memorial Park. It’s only about 1.5 miles...... to a park larger than Central Park in NYC. The future Park will be amazing and we should lay the groundwork now to convey people to it without cars. À curcuit bus could also entend down to maybe Richmond with stops near galleria too.
  6. I would be very upset if I was the property owner and my agent decided to use this photo in the marketing materials. Unless, of course, there is a reason for it that I am not grasping.

  8. This will be a good project. Hopefully, they tastefully merge the old and new (perhaps like the JW on main?) to create something entirely lovely. I’m rooting for them.
  9. Whatever will be built there, if the city allows the first floor or any of the parking or other infrastructure to be a thing less and 20’ above grade, the City should be held to task.

  12. Welcome and I wish you much success! Houston is not known as a town deeply rooted in preservation. However, there are many with “old” houses and a “conservation” mind who also possess a “period” aesthetic. Spread the word. Your work may well help these folks be sensitive to the view of the past while being current to today and scripting their vision of the future. HOUSTON NEEDS CRAFTSMEN LIKE YOU. best of luck!

  15. what is the goal of this plaza and how does its goal foster the goal of a lending library? there are places that exist today for parents to bring kids to be exposed to the arts and reading. Discovery Green is one of those places. It seems to me that the goal of a lending library system should be to help kids understand research and reading. Will seein performances, including the depicted music performances do that?

  20. It’s only good news if it sells to a new owner who has immediate plans to do something with this property. Hopefully, a new owner with vision can make it into something great.

  22. It is my hope that over the next quarter century the two linking into one skyline. Dense residential and commercial buildings providing the connective tissues and multiple non-car transportation options providing the circulatory system. there are many obsticals to overcome but, it can be done if we elect several generations of leaders with this shared vision.
  23. I personally find the area you describe as a bit of a dead zone. It will likely see waves of development over the coming years but, I believe that this area, giving its historical context may face unique development challenges that other adjacent areas don’t. I think that the legitimate political battle over the brick streets is an example of the challenges that this area faces. Can the area be sensitively redeveloped while maintaining the history of the area? Probably. But, Houston developers are not world-renowned for being especially sensitive to history in their approach to development. I think that they will find it easier to simply find a project half a mile away. if you have a time horizon of 10-15 years, I think that you will do well. If you are looking to see great things in a year or two or three, I think that you will be disappointed. 5-10 years is somewhere in between.
  24. It very exciting that they interior contains “leather, fabric, metal, and wood”. Fascinating and soooooooo very much different than any other interior ever done that it is worth actually writing about.....
