Wow! 4312 Greeley is really nice! I wonder how much these homes sold for.
They could have built a great building on the 2 lots and not had to tear anything down. I cannot stand demolition for the sake of vanity.

Cool but I don’t want them to tear down the 3 really nice homes. Seems like they could have just left them.

IIRC some 20+ years ago there was such an air service called "Lone Star Airways" that briefly stayed in business flying HOU to Alpine.
Has anyone used the Amtrak Sunset Limited lately, Houston to Alpine?
Yep

Btw - from my view, the floor they are working on has a much taller ceiling. I wonder if this is the last inhabitable floor or if they are still going up...

So... This is a protected bus lane like Post Oak in Uptown? Does this mean Washington Ave with neither get Light Rail nor BRT?

Well y'all were in sync then! A little bummed we don't have a conversion to residential or something.
in terms of offices... I love the Skanska news, but I am also extremely hopeful that 1 Market Square happens... that garage as is... is just a disappointment.

I think we'll be hearing a pretty big announcement for the downtown market towards the end of this month or early next month.
Was this the skanska announcement?

is this the big news you were referring to?

I'd be down with doing this someday.
I mean I've only been lurking on this forum for 15 years(I was in high school when I joined). It would be fun to know what people look like.
I agree - we should have a happy hour post pandemic.

For what it’s worth, they are now working on what seems to be an additional floor. Perhaps this is the last?
they also raised both cranes recently. Pretty impressive.

I can corroborate. If it's something different, even better.
Well - my best guess, since this is the 'downtown apartment market' topic, is a conversion of a vacant building into apartments. Guesses, in order:
1) Old Days Inn / Holiday Inn to be apartments
2) 800 Bell St to be apartments
3) Battlestiens to be condos / apartments
4) Old SWB building at Capital & San Jacinto to be renovated to apartments
5) Harris county to sell a building to be renovated to apartments
6) Marquette or Camden breaking ground on their plans (don't believe capital markets are supportive of this today, but I could be wrong)

This has started according to plan!
There are two or more heavy machinery on site. Stakes and dirt is being moved. My other photo isn’t cooperating...
anyone have an idea what this will look like?

just an update...the Velvet Taco signage actually looks SUPER cool...
they have huge light up letters over the whole north facing entrance side saying VELVET TACO...the letters are probably around 3 to 4 feet tall and span the entire length of the building almost...then on the east facing side they have large 1 to 2 feet tall lit letters saying OPEN REALLY LATE.
love all of that...
so yeah things are looking up...
well except the ugly hot pink rock columns...those are still a main feature...oy
I am thinking this will be open in a month or so
I saw that today and it did look cool. If they would have exposed the rock and not paint them... it could have looked a little upscale funky... now it’s more iffy.
overall, still a huge improvement.

So this has no chance of being saved?
There is always.. ALWAYS a chance... just needs someone to spend the money.

Not sure if I'm counting right, but it looks like they might be building out the last occupied floor right now?
I think there is 1 or 2 more...

Is the roof still open or did they finish it?

My biggest question is “what about the building next door?”
“Deans / Clark’s” is what desperately needs to be restored.

i cant imagine how cutthroat it's going to be to try to get companies to come here instead of the MKT or Montrose Collective.
Personally, I prefer here if I am more a traditional business. If I am a small scale office (real estate, ect) I might prefer MKT. It is all about scale. This is the at the foot of downtown.

from my understanding, this WILL be rehabbed. Not a question of 'if'...
