Prose is workforce brand of apartments by Alliance.

Edit: And across the street from each other.

Could you show us on a map? I thought across the street was the 'East Dock' development by Lovett...

NVM - although it does say the 1505 Oliver property is to be 6,900 sq feet apartments? seems small...

  2. This seems totally unneeded. And the road noise and visual pollution of more raised highways is A huge negative.

the only positive would be potentially fixing the houston ave bridge that constantly gets hit.

if they do this, we should demand the quiet road treatment they have put on 290 and i10 near memorial to reduce noise pollution.

good find. However this looks like it’s going right in front of Arnes. More like 3000 Summer Street.

For a storage… I like it! There is a sign for Gulf Coast Commerical on site - indicating there will be something at the Arne’s site.

  4. researching this ownership - it is an entity that was established in April of 2022 that seems to specialize in 1031 exchange. I don't know if that indicates it will be office, or if it will be a tax deduction type thing.

I am not optimistic we are going to see something good here based on what I saw.

Probably like the Prose Hardy Yards.

Unlikely this one is going to have surface parking lot.. I imagine it’ll be similar to the others around it, but just without amenities. Maybe all wood?

They are going to a big expense demolishing the structures on site. Hard to believe they won’t want to make this look compatible to the other luxury apartments, but who knows.

Where will this go? Will they tear down the historic house on the corner?

That was the intent of the Fifth Ward section I made recently.

wouldn't that be *West* of 59?

Near Northside is technically 5th Ward now, but originally was apart of 1st Ward. They ended up slicing up some of 1st and some of 2nd Wards to create 5th. See map below. I think the Near Northside will continue to feel like a different neighborhood than 5th ward.

The reason why I think Washington Corridor makes sense included in the Heights is because the neighborhoods share much history with the Heights. Age of original homes, connectivity of trails - bridges - roads, shopping, ect. I live in Old Sixth Ward which is a historic district. There are other historic districts such as Germantown, Woodland Heights, Heights E / W / S, Magnolia Grove's new historic district (South of Washington, between Shepard and Heights) , Norhill, and Freeland. I like discouraging the division freeways make if at all possible.

Diner car is available to everyone, though you have to pay if you’re in coach. And I typically am moving between cars constantly unless I’m sleeping, though I wouldn’t want to be on there too long.

I haven’t ridden it between Houston and NOLA, so if there’s no fuel stops between Houston and NOLA filling in San Antonio makes sense, just not a separate stop from the station

Well - we are both right…

diner cars were only available for sleeper train ticket holders during some parts of COVID. They may have changed it back now.

  9. Food is good not great. I would not travel in this way other than the sleeper. Too much time to be sitting in one position and the dining car is only available for sleeper passengers.
