The restaurant and its sister concept Bartaco have been eyeing the Houston market for a few years. According to previous marketing materials for Montrose Collective, both restaurants showed interest in the development.
The parking lot is currently home to a food truck park that may be named Montrose Food Park. I don't know if the food truck will continue to operate in the parking lot. I'm assuming the food trailers will probably relocate or find new locations to set up shop so there's room for customers' vehicles.
This would be a wonderful use for the building. Buildings like this are treasures, and when renovated correctly, they can really be wonderful spaces which provide unmatchable ambiance.

I am pretty surprised about this. Lovett’s okd HQ is kind of a cool / interesting building. I wouldn’t have thought it a candidate for demo. An apartment here fully dependent on Oliver for traffic flow makes me think Oliver is going to need a massive upgrade.
that pedestrian path connecting sawyer to Oliver is extremely important IMO.

It will be interesting what happens to the other warehouses in the vicinity... I can see this area take off with more multifamily in addition to a MKT campus expansion. I love that people in the area can walk to restaurants or make a pit stop there. This development is catering to the traditional consumer as well as the more pedestrian oriented consumer. A perfect blend for Houston as the emphasis seems to be refocusing around walkable places.
I admit I still drive many places. Though, my spouse works here and enjoys being able to bike to work (thankfully without going on any major streets).

So the warehouse complex directly across Shepard is owned by radom and that is their next phase, scheduled to start 2025.
Not sure if the group here knew that or not.

Assume Turner's Cut is the steakhouse they mentioned going at the base of the tower. Lick Honest going in the midrise. I'm sure it was mentioned here before... but the Hotel Tower will be a park until they break ground. Or the agent in the tower was just saying that because the westward view would be gone.
Both beautiful properties with amazing amenities. Except the midrise didn't have guest parking which I thought was strange. The street spots will go to the retail spaces as they fill up.

I am a bit disappointed that this continues to get leased up compared to the more interesting spaces around.
what I really want is the tower to start construction. Someone mentioned Hines is involved - is that true? I thought this was completely unrelated to Hines.

I would like them to sell all of the land with a reserve of multiple parcels for a combination of mid rise and high-rise towers that can be offered are equal cost to the residents. My thought is if this is integrated seamlessly into a multiple phased development by one or more trustworthy developers, it would produce the highest results (equity / function / beauty). The city could get involved and make this really great.
I think it is possible to triple to unit offerings and make money that can be used to provide modern options at a greater quantity at the same location.

These guys seem to be doing things in similar fashion to Pelican Builders (townhomes). They are activating areas previously developed by Pelican.
This looks 'ok'. Hopefully this ends up with brick / siding over stucco.

Also I am waiting for the front curb and sidewalk redo. I find it very important to have a good pedestrian and street presence. Currently the curb and sidewalk is a mess.

Pony Up! I would definitely do train or air. I flew many times from Dallas to Houston and back. Train would be great because it seems more casual and I could walk on after a day of tailgating and sleep / rest.
More options the better. And less cars on the road the better.
