I think there are reasonable arguments to be made that artificial turf can be more environmentally friendly than live turf, depending on the installation and type of turn, of course.  Live turf can require a lot of supplemental water, fertilizer, insecticide etc, not to mention the expense of weekly maintenance.

It's amazing grass can grow in the wilderness, being so needy and all.

  2. I am for both projects, but also for different reasons:

HSR - Reducing the need for car travel between Houston and Dallas / plus greater economic connectivity / shortened travel time.

i45 - Removing more above ground freeway / park caps / improved infrastructure / a better looking core

Each have positives and negatives. However both are a slam dunk IMO.

Sadly, Amcal dropped this deal. The listing has been updated to indicate the property is no longer under contract.

It seemed too good to be true, even before the economy was hit and the pandemic happened...

Love for this side of midtown will have to wait.

I’m not against artificial turf since the look and feel has some a long way since the days in the Dome.

Its like wearing a wig when you can have real hair.... an analogy: A wig may look good, but it is really seen as a preferable choice to real hair.

Turf is one step closer to fake plants, fake trees, fake rocks... Parks, in my mind, should be about nature... Not a manicured faux nature that is just more plastic.

    Walked the park again today.

that round thingy kids can climb is installed. And a piece of equipment to do pull ups on.

but I didn’t notice any structure for porch swings and didn’t notice any irrigation structure. There’s a rumor of artificial grass.....wondering about that.

no excuse to use artificial turf here. I hope logic prevails and normal park Bermuda is used.

Yeah, you may be right.  I was thinking that too, but the brown looks incongruous to me, so I was kinda hoping. . .  But the renderings do seem to show it staying.

I'm not sure honestly . . . the white goes fantastically with the art deco decorations on the northeast side, it would look way worse with brown. Was it really brown originally?

I think this is my point. Kind of surprised they are highlighting this difference even more. Maybe it will be better in person, but it feels a little overwhelming to have both stone materials in this building. While I think i prefer the gray, i would have chosen 1 stone, over 2 - for the whole building, whichever stone that was.

so.... the “original part” has brown granite, and the “new” part has rough gray granite?

I think that feels a little too forced... I’d of preferred the brown all the way around. Just an opinion.

I called the parks board and asked for an update on when this bridge will be opening back up.  I was shocked to learn that it has sustained major structural damage and will need to be replaced.  On top of that, there's no funding for a new bridge, so it's not opening back up for a long, long time.  If you're wondering what you can do about this, contact your councilperson and ask for discretionary funds to be diverted to this project.

This makes me sick. That bridge was such an important connector.

    Things he mentioned:

    • Land is paid on tax payer dollars and it is being justified as a grant, developer never paid for land
    • Developer took the land and passed on the covenants to the buyer. Owners paperwork says they can not rent/air bnb before 10 years, but no where in his documentation does it say you can’t sell/sell for a profit before 10 years (says if he knew, would’ve never purchased the home)
    • At the time of purchase, to qualify for house as a single individual, can’t be making more than $55,000k. Any new buyer must also fall under the same rules
    • He’s been there for three years, didn’t mention anything about first time home buyers assistance

May just be me, but I feel like making them hold for 10 years is a bit excessive. He’s a young guy, a lot can happen in 10 years, sucks that he thought he was making a responsible financial investment. Instead, he may be walking away with nothing...

I don't feel bad for him. He didn't have to do it.
