  1. So this is no longer the 'real estate coworking space' it was intended to be. the Deal Co has purchased and is going to renovate it as office and event space.

From talking to the new owners, it seems as the last people really messed this place up. Luckily, I have confidence this will be re-imaged nicely without losing the historic touches that originally made this building special.

I am very thankful this has been saved despite the almost complete destruction.

    Interesting.

Things I like: It is different / takes a risk. There is a good amount of brick.

Things I don't like: the many material choices could cheapen this. I hope that is not stucco, but a particle board of some sort or metal sheets that don't look bumpy or deteriorate.

No mention of ground floor retail, although that render makes it look like it'd be perfect for a little cafe or something.

If you remember, crockpot mentioned there was a coffee shop going in here. I think that corner looks like a coffee shop... I have seen plenty of apartments go up, but I have never seen a cafe / umbrellas included in a rendering that didn't have GFR included.

I attended Montrose Elementary.  Many happy memories.  I do recall the May Fete, the Halloween Carnival, the Montrose Spaghetti, and playing jacks on the smooth concrete.  I was there from 1954-59, first through fifth grade.  I had Miss Menier in second grade and took French from her in the early mornings before school started.  Miss Ott was my fifth grade teacher.  She wore a wonderful black sun hat during recess.  And, I remember Miss Jorgenson well.  She later went to Poe Elementary and was there when the bomber attacked the school.

I was sorry to see the lovely building torn down.

    where was montrose elementary?

I am a card carrying historic preservationist with a yellow yard sign in my closet ready for immediate deployment.  I do appreciate keeping the original architecture, but not as passionate about a fairly pedestrian mid century HoJos next to the highway.  Whether you demo and build new or lovingly restore a historic building at great expense, when you go from a $35 a night flop house and murder scene to a boutique hotel with a hip restaurant and bar, you are doing some big time gentrification.

And I do not disagree with you. But I’m focusing on the  psychology of it... if things are going to change (in Houston this is almost a certainty) I prefer they change this way than wide spread demolition and new construction. I am suggesting that a long time resident would feel less pressure of this change than they would if the building was torn down and a new fancy hotel was built from the ground up.

its clear that the March of gentrification is going East. I hope little gems like lawndale don’t get too disturbed in the process.

This is wonderful. These kind of renovations keep the fabric of the neighborhood.

I know someone mentioned 'Gentrification'... but to me there is a difference - a BIG difference - when in an area that all the old / original houses are demolished for expensive and unaffordable things in short order... and when the original buildings being fixed up / renovated that keeps the fabric of the neighborhood similar to what it was.

One cool thing I have not seen mentioned is that they are working on a paved path that forks from the Heights bike trail, travels under the trees, and drops you off at the new multi-family unit.

I think I've mentioned this before. Glad to see they are doing this... It would have been an awful miss if they didn't incorporate the connection.

I hope their developments has nice retail / food / drink options off the trail. I always find myself wanting a smoothie or refreshment when on walks or rides.

Me and my friend hate the office building next to it. One of the ugliest towers on Prime real estate

The Binz building needs some sort of complete renovation. I imagine a hotel will grab it. There was a beautiful building there but I think that is long gone and this is what they built in its place... Agreed.. this building and that block need a ton of help.

This may be the last one to break ground for a little while. A lot of backlog of proposed towers is drying up around town. There are still some great ones but less in Downtown and Uptown. Med Center, Museum District, Midtown, and along Allen Parkway going strong.

Are you saying the proposed towers in downtown are dead? paused? or just don't count on it... ?

I am pleasantly surprised this one is going up... it was a long time in the making, so i think it is the right call to get this started. I would love to see:

    - 1 Market Square (best location / redesign makes it attractive)

    - 6 Houston Center - their marketing strategy has been antiquated IMO - offices that pull the trigger and start tend to lease up before these 'proposals' get any attention

    ---

    - Marquette Ball Park tower - I think that corner of downtown could be really special

    - Camden phase 2 - they had spoken about the possibility of getting started on this in the past...

    ---

    - Hanover - I know they are busy, but why haven't they been downtown / midtown at all? I guess they are inching closer with BBP development.

    - Skanska - They might have a transformative development downtown.. I have high hopes

I believe the article mentions that sources say it’s JP Morgan Chase, they’ll leave the offices they have at 1111 Fannin.

Huh? The building is no longer called Chase Tower...

Wouldn't it be weird if they had no offices in 600 Travis and its called Chase Tower... then the move offices TO Chase tower, but the tower drops their name!?

Velvet Taco is really expanding...with this new location and the one coming to Uptown (former Zone D' Erotica bldg)...they are trying to get some of Torchy's business and i guess it is working!

I have to say, i used to love going to Rice Village for all the cool stores but now all of them are gone...so to ME, Rice Village has lost it's appeal in that sense.

I thought they were also going in on shepard and 20th... but that has sat there vacant for some time. anyone know why the either stalled or abandoned this?

Does anyone know, or is there a way to find out, what are the plans for the hike/bike path in front of the building? I ask because they are adding a new segment of the hike/bike path which now lines up with the crosswalk (awesome) but I'm concerned the existing segment is going to be turned into a turning lane for cars?

I noticed this too. It will be interesting to see what happens. I do hope there is improved safety for the trail users.
