Some of which are already being targeted by NHHIP...
I can think of one good one that’s a goner. Is there more?

My whole family is also in Sienna Plantation. If they could connect FBTR to 610 in anyway, that would be huge! It would shave off 10/15 minutes...
I was hoping that they would find a way to get this done. I feel - like so many road projects - the vision is only partially achieved. Hardy / Fort Bend / That spur project by UH that they demolished so many homes for ROW years ago...
Why can't we just finish what we start?

while this is no award winning design, I think it fits in with the area and feels very basic. I find it as welcome improvement from the warehouses that were there. I especially like the trees.
Kevin - Safety is important and I hope they can improve... the bike path is very important.

I guess it's a similar rendering just with 6 more floors?
doubt it. the rendering included here looks ultra suburban... even rural almost. I bet the actual rendering is a much smarter use of land.

Does anyone know what floor they are on, or how many they have left to go?

Yeah, I don't understand the thought behind having affordable housing in this location or across the Bayou next to "The Allen". The prime real estate on the Bayou could be sold to developers for a good price and then the money used to build something nicer on land only a few streets away.
You should have been at the neighborhood meetings! Some people seemed like they'd give their left hand to save it. I think more good could have been done with the money, but the proposed plan seems nice too. Oh well.

Love the pictures and love this hotel concept. Houston badly needs small scale boutique hotels! These are the kind of places i look for when I go to new cities... little hotels within cool neighborhoods.
Are these drawings released because the project is dead or is the project moving forward?

I know. Makes very little sense to me. If I was the developer of "The Allen" I would buy this land, develop high rise condos/apartments, name it "The Memorial" then link the two developments over Buffalo Bayou via ultra long skybridge.
well it never went for sale. This is owned by the Houston housing authority. This will have a small % of rent controlled units for seniors. Majority (85% or so?) will be market rate.- 4

I really like this location. I think this would be the perfect spot for high rise condos/apartments with an insane view of downtown, near lower Washington and close to Buffalo Bayou Park.
yeah but it’s only going to be a 6 story mid rise... -

But, but, but, where do you park if there's no lot in front?
It's on the side, if you can handle that.

I think when it's all done, it will come together nicely...... I will remain optimistic. 🙂
Looks like darker glass or metal at the bottom here... Are you sure it is glass? If it is, we may have 2 colors of glass here.

if they paint that front building red, it could easily be a large 'Red Lobster'

dangit @Avossos ....if YOU willed this to happen or worked any kind of voodoo magic to make this happen i will never forgive you and you WILL be blocked! 👹
and ps...yes those horrible stones are painted...haha
I just think your critique maybe led them to keep the stones despite your protest 😘we need a photo shoot infront of those stones.

Dug Begley says the county has shelved this project due to the current economic climate.
I'd like to see more direct confirmation that hardy extension is shelved... Like you said much work has been done already - millions and millions of dollars. It is aggrevating to me that *IF* this is actually on hold, there was no official announcement by HCTRA OR Houston Chronicle reporting...

I am not kidding when i say that the entire main structure is now framed and those dang boulders ARE in fact still there!!!!!!!!!!!!!!!!!!!!!!!!!!
OMG you might be right!!!!!!!!!!!!!!!!!!! *
😭😲🤪
*unless they are following this thread and leaving them up until the last minute on purpose haha!!! 😂🙏
😬😬
I had a feeling. It might work, aesthetically... but it also may be very strange to have a eccentric building next to the 'ritzy' galleria...
Are those stones painted? I don't mind stones in architecture, but i really dislike PAINTED stones...

Lower Heights District (Houston) is no longer listed on Cinemark's upcoming theaters section.
It seems pretty dooming if Cinemark has an upcoming theater section and Lower Heights was there, and now is not. I was trying to find an excuse, but I don't think there is one other than the deal is dead. Bummer...
I wonder if another theater would jump on this? It is probably tough times for theaters right now. I would love an Alamo Drafthouse / specialty theater here.

tons of workers here this week and looks like they have built out the building where you can no longer drive or cut through the parking lot between the gas station and them which is good so you don't have that high cut through traffic in front of what i am guessing will be the entrance and probably some sort of outdoor seating area.
I wish they would have duplicated the montrose location since that upstairs area is a cool feature.
anyway...i won't say they have really made significant progress until they knock down those horrible boulder rock columns haha! I HATE those and it would be hilarious if they made them a design feature just to spite me
Bet this is open by the end of the year!
Those columns will likely remain. VT makes a point to get funky / awkward buildings and keep some of the original features.

I do wish the planned BRT station were at Sawyer/Taylor or where the MKT trail crosses I-10, rather than at Studemont, but the planned location will still be pretty useful. There a couple of BOOST lines planned in the are as well.
Finally connecting Summer through is big.
Lower Heights District made Summer Street much improved. It only needs a little more to connect. Is there a plan to do so?

Apologies if this has been addressed elsewhere, but do we know what the Hay Merchant/Blacksmith folks have planned for that lot? I'm out of state now, but I seem to recall it being fenced up the last time I was in town. And perhaps a variance request?
Thanks. Just hoping to see more good news along this stretch of Westheimer...
I have been wondering what is going on as well... definitely some ground work, but i couldn't tell if it seemed more like a building or a parking lot

This is really beautiful! It looks perfect for the area and considering it is going in my neighborhood, I am thrilled! I hope this gets built!
