  1. to fill in the TMC/DT and DT/UT corridors?

    I counted from Polk to Hermann Park about 40 blocks (2.5 Miles) and the UT/DT corridor is ~5 miles

    I guess we'd need 2 towers per block average along those corridors to make any connection so that would make ~80 for the TMC/DT and ~100 counting whats already along 59. Can Houston support ~200 new highrises in our lifetime?

  2. I don't know man, 12 floors of office on top of parking might just shift the whole balance from Uptown to Memorial City. Post Oak Blvd could become a ghost town.

    The day uptown becomes a ghost town we are all in trouble. The density there is big enough to sustain itself. Plus, I don't see tourists (Mexico nationals etc) abandoning Uptown for EC. I do think it's great to take some of the pressure off of the Galleria area and for this huge city to have other options.

  3. does Randy have his own architect or does he outsource architects? personally im excited to see what he comes up with and wish he would build a condo tower in downtown. i guess its just a select few of us on here that like his work.

    Look - Randall has good ideas, and a dream. Just not great execution. He has added a lot of residential buildings. My issue is not one of his buildings (Not even ONE) has been well thought out in how it relates to the buildings around it. Many times he forgets that they are tall, and can be seen on four sides. Just spend a bit more and make it right. In the scope of his projects a 2-3% added cost for architecual details (real ones) would make a big difference. He would be great in Vegas or maybe even Beaumont. We deserve better.

    DAKOTA79. It's not going to the roads. A tank is needed to navigate virtually every street. Then, they tear up every good road at the same time so there are no options even for the seasoned Houstonian.

    And rail? 8 miles. Whew. That's a big help. Thanks Metro, Culberson, Delay. Etc etc etc.

  5. i guess that i find it really surprising that there is no planned enclosed walkway, as per customers to and from the houston galleria. wouldn't this be most feasible, since it is located directly across the street.

    That would look cool, but it would also eliminate pedestrian traffic. And we need more of that! Plus the Galleria doesn't own the land that the Hyatts are being built on.

    I was in the Galleria today and if anyplace needs a walkway it is from Dillard's to Neimans. Speaking of (rambling) why is the Dillard's even still there? That whole place could be redeveloped!

  6. Because of your traffic flow predictions, or is it alluding to your insane plan involving mobs of angry anti-Culberson protesters to start bashing some heads in and burning houses? ^_^

    I haven't predicted any traffic flow issues. I think they will regret it because once it is in (maybe in our lifetimes if we are young enough) people will use it to go the the galleria and downtown - and Afton Oaks will be left out. (As they should be)
