It's actually nice to have residential buildings with floor to ceiling glass. The Warwick Tower has a stupid beam that when you are sitting down you can't see the view. The architect that designed that should have to sit there in a time out for a week or so and beg for forgiveness.

609 Main at Texas, Hines' next iconic building in downtown Houston, is 3 days away from the mat pour. On Saturday, 180 concrete trucks will line up to continuously pour 14,000 cubic yards of concrete for more than 17 hours. I would guess it is those 50's style one story office buildings. But I too am skeptical.

They just fenced off Cafe Express today. I didn't have a chance to get a photo. I was worried they were going to wait for that section.

That is fantastic. How could the neighbors complain about that? Look at all the green space. Incredible. Kirby will look completely different in the next 3 years. Wow.

Wow! You are right about those ridiculous comments on Swamplot! Those apartments haven't had a penny spent on them in years. And the family that is selling the property likely had many offers and choose the one that would best redevelop the site, as they still own about 30-40 acres on Kirby. We need the density, and the increased tax base. And IMHO, Hanover does some pretty handsome projects.

Let's hope they save those trees. I think all the commercial on W Alabama is included in this project. It's the same owner. The Dickey family, which has owned the land since Kirby and Westheimer were gravel roads!

Yea. That's exactly what I said. They named the area UPPER KIRBY. Then years later (maybe 10) they creates the management district.

That is where I recall seeing the phone booths, the upper Kirby area, though IIRC the phone booths were there before the district was "created."

The came about when UK was looking for a way to market themselves without being called Montrose or River Oaks area. Since Kirby was the spine of the area, and they didn't want to associate with lower Kirby (Astrodome) in those days and all the seedy hotels. They decided "let's call it Upper Kirby". UK for short. The red phone booths actually had pay phones in them when they were originally installed. It took a few years but the realtors and press began calling it that too. As the area improved, they added a management district to it so they could control and fund the improvements (burying power lines etc). It's been a huge success, IMHO.

No. That's the expansion of St. John's school. They paid about $80 million for that. It will be a gorgeous campus, but I would have loved some density there.

It's an office. I was at Carraba's today and it's absolutely not residential. They squeezed it onto that lot.

It's hard to say. At $125/foot the land is worth $14m. The units have great floor to ceiling windows and nice balconies, but no washer/dryer connections, and they don't have gas connections. I would give it a 50/50 chance of surviving.

HCAD says it's on 119,999 sq ft of land (2.75 acres) and on the rolls for $17 million.

Those red phone booths used to have actual pay phones in them when they were originally installed. Wifi spots would be a great idea.

I heard today that all the tenants were told to move out by Sept. This 17 story building is a rental. I wonder of it will be made into condos or what will happen.

I figured the days were numbered on this. Too bad St Johns grabbed all the land across the street. It could've been a great new dense development.

That's great about the additional parking. I have been to events at the Hilton Americas when the Rockets were playing and a convention was going on. Absolutely not enough parking!

If they redeveloped all the surface parking into a garage, then there would be a lot of room for a safari like expansion.
I think that's a great idea. And they should charge a little for the parking to encourage other transportation.

I just heard from a co-worker that all 112 units have been sold to a foreign investor. It's approximately 3.5 acres and it will be highrises. I don't know how to add a photo or I would. The last MLS sale in there was www.har.com/44634356. The homeowners have 60 days to move out.
