  1. starbucks would’ve loved to be on that corner. They want to be in the neighborhood, but are having a hard time finding a site that would pencil out. The land has gotten too expensive.
  2. crew were out there today clearing the building. Pretty quick turn around from permit to demolition.
  3. While he’ll enter negotiations with people, i firmly believe he just wants to feel good about what his property is worth. My guess is as long as the parking income he collects exceeds his property tax bill, this gives him something to do. It’s paid off and he’s not a real estate guy, so he won’t easily be able to find a replacement property to offset his taxable gains.
  4. This is one of the most frustrating sites in Houston. Unlimited potential, but owner doesn’t have any motivation to sell. One day it’ll be an amazing high rise site with unblocked views of discovery green, sitting on the front door of the park bridge. Unfortunately, it’ll probably have to wait until the owners kids take over.
  5. This is all of block 251, and portions of blocks 275 and 276. HCAD currently shows ownership as MIPS Investments / MIPS Parking.

  7. The lubys site has new ownership. I wouldn’t expect those guys to be there too much longer.
  8. Just got an e-mail blast that the property is back on the market. Oxberry seems to have bowed out.
  9. Does anyone have access to the TIRZ minutes? I believe Lovett got some funds for sidewalk improvements for 3-4 of their projects in Eado.
  10. RevPAR (revenue per available room) has been pretty awful in Houston since the last oil bust. We added a ton of supply since then, and demand hasn’t picked up enough to offset it. These boutique brands are probably relying heavily on a condo concept to bring in enough money to offset the relatively low hotel revenue they might generate. Austin is a hotel market that can frankly never get enough rooms. The demand there is unbelievable, especially in the urban areas.
  11. That’s a tough site to develop without some significant variances - you lose ~15k sq ft to setbacks on an already very tight site.
  12. They seem to be doing it again on Almeda. That street is prime for big things. They do seem to have a great eye for real estate.

  14. There will probably be much less resistance within the MPNA by then. The organization seems to be mostly made up of retirees.

  16. This will probably get settled prior to foreclosure. $2.9M isn't a ton of money relative to the project size.

  18. I've heard Amazon will be leasing a Macy's building (possibly this one) for something distribution related.
  19. Yeah, I would imagine they would probably lose those historical tax credits if they altered the color of the brick.
