  1. The optics would look terrible if Fiesta shut down. Rice has to do whatever they can to keep Fiesta open, even at free rent.
  2. Yes, but my understanding is that the apartments will take up the space of the empty lots, and the retail/office redevelopment will still happen in the former post building. There will be a shared parking agreement.
  3. There is a scoring system for affordable housing credits. The closer the projects are to public transportation, jobs, grocery stores, and schools, the better it will score. These credits can sometimes offset the cost of land, which would probably justify this location. However, even market rate guys are having a very difficult time penciling out high-rise development. There are some well capitalized players that have very long-term views (or long term equity partners) that are doing it, but the returns have been abysmal thus far. These guys are in it for the long haul though, so they can absorb sub optimal returns for the first few years.
  4. I have no clue how this works. An affordable high rise? What would the capital stack look like on a $400k/unit development?

  6. I walked by yesterday around 3 PM and didn't see any activity going on. I did see caution tape around a new fire line they dug up. I would think there would be a lot more activity for a project that is looking to get wrapped up in the coming weeks.

  9. I spoke to a demolition contractor who has been engaged to do a “big mattress firm on gulf freeway”. I’m assuming this is it, so we should be seeing this building razed any day now.
  10. I guess we’ll have to wait and see. My gut tells me the joy school isn’t in the business of building townhomes.
  11. The addresses probably have something to do with a possible replat. The property across the street doesn’t really have anything to do with them.
  12. I think the original developer replatted this into a townhome development, then abandoned their plans and sold to the joy school, whom has yet to replat this back to a commercial reserve.

  14. 10 story Medical office should Break ground in January or February. There is also a 6 story garage.
  15. Lots of the adjacent sites Rice owns have submitted water/wastewater applications. This is to see if the sites can support the desired development and the cost of the associated impact fees.
  16. starbucks would’ve loved to be on that corner. They want to be in the neighborhood, but are having a hard time finding a site that would pencil out. The land has gotten too expensive.
  17. crew were out there today clearing the building. Pretty quick turn around from permit to demolition.
