Hanover Southampton: Multifamily At 5122 Morningside Dr.

Lots of work on the site today. They've begun excavation and have dug down quite a bit. Wonder if there will be an underground garage level?

 

The majority of the businesses in Hanover Rice Village I are open and they are a great addition to the neighborhood. I took a stroll from my house to check out Cloud 10 on Friday night. Great ice cream and the sidewalks were jammed with activity all the way from the Hanover to University Blvd. Sidewalk and Patio seating options were packed at the new Italian joint, Cloud 10, Torchy's, Gingerman, Woodrow's, Baker St, and more. There were also a couple of food trucks out and about. I have never seen that many people strolling around at night. A+ to Hanover.

 

yup we had dinner at coppa saturday night and it was slammed.  cloud 10 was also packed.  went to fellini and local foods on sunday to enjoy the weather and there were people all over the place.  granted we went at an off time - around 4:00 - so local foods wasn't overly crowded but the patio was full and there were probably 1/2 dozen tables inside.

 

if you want a true pedestrian feel the village is where it's at. hanover's newest project will be an awesome addition... very exciting.

I love this project, but I wonder how this went under the Ashby High rise groups radar. Hanover was smart to keep this low key for as long as they did.  Morningside is a much narrower street than Bissonnet but I guess they'll direct the egress out in the Kirby side direction. All the Village needs now is a grocery store. It doesn't need to be a big one, maybe the size of Trader Joe's.

The village is the urban model everyone's been looking for in Houston.

I was there on Sunday as well. We walked from the Dryden station down Dryden/Shakespeare and then up Morningside to the Rice Village. It seems like a long walk by looking at the map but when the weather is as nice as it was on Sunday it was kinda fun and good way to walk off dinner. Edited by infinite_jim

Hanover Southampton is a 426,686 square foot 206 unit mid-rise apartment complex conveniently located on the corner of Morningside and Dunstan, overlooking Rice University, Southampton, Downtown and the Medical Center. Urbannizer let me be the first to wish you an early happy birthday! I'm glad to bring you updates on this project. You provide us with so much inside material, and I know everyone enjoys getting it. This just happens to be a couple of blocks from my office.

I remember walking around this area a couple weeks again. Hanovers development next to this is already a wonderful addition to that area. Great scale and has some nice spaces. This will be an awesome addition! Can't wait to see more of it. I like the fact that it faces Morningside Dr. pointing proudly towards Rice and the medical district.

The way Rice has been slowly using up the parking lot on the other side of the stadium - new tennis courts, continuing studies building, opera house?-  makes me think this parcel is still critical to their long-term plans.  I do wonder what the market price would be for a large tract like that though.....

Rice Stadium is a decent looking sports facility.  Too big for what it is, and who uses it, but still a nice modern stadium.  I thought I heard/read years ago that the stadiums east side uppper deck would be replacaed by some sort of multi-use recreation/indoor sports arena facility?

 

Regardless, the west side of campus has plenty of room for Rice to continue to expand.

I think it's an exceptional example of modernist sports stadium. It was one the first of it's kind in the nation and if you ever read about the building process it's pretty cool. It was built at incredible speed too.

 

Not to mention it's where JFK made his signature "ask not what your country can do for you, but ask what you can do for your country". If you ever read the bit after that he mentions the upcoming game between Rice and t.u. lol. Not many people know that.

Agreed, great place to watch a game. Really not a bad seat in the house. 

 

Last time I was in there, they still had (very aged) wooden benches.

I believe you are actually refering to the "why we must go to the moon" speach. The "ask not..." was his inagural speech. I learned that at Texas ; )

That's right! I sometimes get those mixed up. He always had too many good speeches lol

I wonder if Hanover has anymore properties in this area. With this one and the other that they have built I wouldn't mind if they redeveloped most of University Place. Walking along that new complex and then walking beyond it is like night and day in terms of quality of the streetscape.

This is quickly becoming one of the coolest new construction tech. I have an uncle who works for Gowan Inc. and he told me that they use drones like this all the time now. You got a problem with a certain area of the building, but it might be to much to get someone up there....use the drone. Pretty neat stuff. Makes for a great marketing tool as well.

The FAA's a bit miffed, though. It's the Wild West for drone operations out there, and people are bouncing them off buildings, airplanes and other things. If another one hits the Seattle Space Needle, you might see a crackdown. :blink:

Seventy years ago we were promised (by Mechanix Illustrated perhaps) that we would all be traveling in flying cars by now. Can you imagine if that became true!? Those of you who have a pilots license (even a private, single engine, non-instrument rated one) can appreciate the difference between what that required and what getting a Class C drivers license requires.

 

I've seen some pretty adept* private drone "pilots" lately but I also know many of them had a few mishaps (or more) before they became proficient. I wonder when it will get to the point that some sort of licensing to control a drone will be required.

I think he is asking about the rectangular greyish bldg. Which is between the pub and Benjis. There is an enclosed small parking lot on the front side. I will find out what it is. I work just a few streets over. I think it should be converted into the small grocery store they need in the village. It would be in the perfect spot with all of the residential within a few blocks. How convenient would that be to walk next door for your groceries.
