  1. Project: The Warehouse Lofts at 707 Owner: Wellington Development Co. Architect: eStudio Architecture + Design Information: Renovation of existing building to 4-story apartment building with basement. Total of 67 untis and approx. 111,500 SF (not including attached parking garage).
  2. Project: Aftonshire Condominiums Owner: McVaugh Custom Homes, Inc. Architect: Danielian Associates Information: 4-story on podium over parking on grade (5 levels total). Total of 24 units with a gross square footage of 63,942. Construction is a joint-venture between Rogers O'Brien and McVaugh Custom Homes.
  3. This is what Arch-Con does and is the primary reason they can secure the work they do. A public sector bid and construct mentality in a private, negotiated arena. I always get a feeling of discontentment when I hear a promising project has been awarded to Arch-Con as the builder.

Project: Houston Montrose (preliminary name) Address: 3300 Montrose Developer/Owner: Southeastern Architect: D|C|S Design Info: 8-story residential building (334 units) with ground floor retail facing Montrose Blvd.
  6. Project Name: The Harris Apartments Address: 3715 Harrisburg Developer/Owner: Lovett Architect: More Architecture Studio Info: Four levels on podium deck overtop of parking. 132 units, total of 111,060 SF. Ground floor to have 3 restaurants, 2 retail, and also a micro-brewery.

I'm not saying this isn't legitimate, (because there are real estate investment crowdsourcing sites out there), but the picture above is not a rendering of the proposed project (as stated by Urbannizer). It's a pic of 26 Edgewater condos in Miami. I am very curious about this development, though. Thank you for sharing the information @Urbannizer

Architect: PLACE Designers Construction Start Date: August 2022 Information: The proposed 6-story development (173,000 SF) will consist of 70 residential units made of wood-frame construction. The project will be on an L-shaped tract of land. The proposed site is bound by Tiki Village Road in the north, Galveston West Bay and an existing three 3-story building in the south, South Western Bell (SBC) transmission station and the Village of Tiki Island Police Station in the west, and a private access road in the east.

Architect of Record: Kirksey Design Architect: Lake | Flato Architects Notice to Proceed with Construction: October 2022 Information: 3‐story mass timber commercial office building (54,850 SF) within a 2.80‐acre tract of land located at the southeast corner of Bridgeland Creek Parkway and Summit Point in Cypress, Texas. The office will be part of a dynamic walkable masterplan with multifamily, grocery-anchored retail and entertainment uses. The Project will be seeking LEED Gold and Fitwel certification. In addition to multi-tenant offices, this will also be the location of Howard Hughes Corp’s local office & the Bridgeland Welcome Center.
  11. Hello and thank you for your reply. You make very good points and I don't disagree with you. I would like to add some clarification, though. The renderings that I shared for the Heights project are true to the Heights project itself. They are part of the DD drawings (5th progressive set) and are reflective of the Architectural and Structural plan sets. I thought this information might be helpful so that others would know that the renderings were not found by themselves somewhere and are part of the construction documents. It is very possible that the renderings could be used as a basis of design for future developments, though. There are a few additional elevations for the Heights project that are provided as cost saving alternate pricing deductions to the base construction cost (and schedule). So it would make sense to start with a base conception for future developments and then simply make changes on the overall building to accommodate the site and location. It would give the developer a good price point to work with when establishing the overall cost budget Thank you.
  12. Just to add to the confusion... The renderings shown on the Vero Sade website for Heights and W. Alabama are the same renderings and are are for the Heights project. I don't know what the W. Alabama project looks like yet, but perhaps it's similar.

Address: 1180 W 18th Street Architect: The Preston Partnership Owner/Developer: US Living Information: 13-story tall residential tower (9 levels of residential units on 4 levels of podium/parking garage- 575 spaces) that includes 386 units. There are residential units at Level 4 that wrap the NW corner of the Garage. A total of 344,626 SF of leasable unit area with 26,500 SF of outdoor amenity/terrace area at Level 5. There is no GFR planned at this time.
