The Loopnet listing for 1031 E 24th St was last updated August 25. It still shows the project is under contract.

However, the listing is marked closed on broker Heins Properties' website. It's also marked as sold.

1031 East 24th LLC is the new owner of the 1031 E 24th St property. The entity is connected to Alex Jackson of Jackson Beich Realty Group.

A notice to purchaser and warranty deed were signed last week. The filings were added to the county clerk's database yesterday.

Harris County Clerk's website lets you search for and look at property documents recorded at the County Clerk's office.

I found it on the Harris County Clerk's website under the real properties search. However, prior to finding the information on the county clerk's site yesterday, I noticed the entity filing several weeks ago. The entity filing indicated to me that person/or group is preparing to purchase this particular property. So, it was only a matter of time before the land changed hands and appeared in county records.

After Heins Properties shared news about the 1031 E 24th St property being sold, someone asked what may be built on the site. Heins said he hopes the new owners build townhomes.

I don't know what future plans are in store here. However, a lawyer specializing in alcohol licensing and other TABC related matters is listed as a registered agent. So, maybe Dan Electro's remains? Or maybe there are plans for another bar or a restaurant in its place? We'll have to wait and see.

Dan Electro's has bookings posted that go through September.  Hopefully, the new owner will let them stay and keep lease terms reasonable.

From a trademark filing last week, it seems the new owners will keep the 1031 E 24th St property as Dan Electro's.

"On Thursday, September 8, 2022, a U.S. federal trademark registration was filed for DAN ELECTRO'S...he DAN ELECTRO'S trademark is filed in the category of Education and Entertainment Services , Restaurant and Hotel Services . The description provided to the USPTO for DAN ELECTRO'S is Entertainment, namely, live music concerts."

It appears the new owners of 1031 E 24th St may no longer have plans in maintaining the property as Dan Electro's.

From a comment on Reddit last month:

"new owner bought the plot a few months ago and said he was gonna keep it running but changed his mind about two or three days ago all of a sudden and told everyone that we had a week to get out"

Maybe others here have further insight?

I am really unsure what the fate of this property is. They had a bobcat tearing up the patio literally the day after they closed, which was interesting and makes it seem like they are in a little bit of a rush.

I've been watching them fill a dumpster with what appears to be everything out of the apartment that was on the second floor, and ripping out all the bamboo and stuff from the patio.

I'd be curious to see if anyone any further insight as to what their plans are.

How ironic that someone wants one of the most distinctive and colorful establishments in that part of town to be replaced by townhomes.
Suggested name: The Court at Stepford.

It seems they are gutting the insulation/inside and have removed a storage shed off the property, so it appears that it may truly just be getting rehabbed by the new ownership.

They did shoot a scene for a movie called "Holly by Nightfall" there as well last week.

Interesting note, HCAD has now updated for this property with a new mailing address.

It appears the address is for a parking lot for White Oak Music Hall. Nothing comes up on HCAD for it, but 3203 N Main shows up as W2 Investments, which is the founding group for white oak.

That was obviously a joke.  Literally nobody hopes that people tear down historic buildings and replace them with townhomes.  I helped assure that didn’t happen.  You’re welcome.

Dan Electros / Dan Electro's reopened Saturday after several months of renovations. The bar is located at 1031 E 24th St.

Houston Food Finder reports on the reopening of Dan Electros / Dan Electro's. The bar and live music venue is located at 1031 W 24th St.

Here is more from yesterday's article:

"New owner Alex Jackson of Jackson Beich Realty Group and his partners purchased the bar last summer and have performed major renovations inside and out, with great care to maintain much of the same spirit for which it has been famous for the past 35 years.

Originally opened in 1988 by Heights Guitar founder Jim Mendenhall, Dan Electro’s has changed hands more than once in the decades since its inception."

About the renovations:

"The large backyard has been completely revived with new fences, an ancillary bar, backlighting, patio furniture and clean, open-concept landscaping highlighting the long-hidden beauty of the expansive outdoor space — with a color pallete that blend into the night sky. A second patio has been added on the opposite side of the building, and guests will soon have the opportunity to enjoy the upstairs space, which is being converted into a lounge area. Vaulted ceilings, colorful lighting and a mix of elements now brighten the interior, and improvements have been made to the stage and sound systems."

Eight months after the reopening of Dan Electros, Eater Houston finally covers the remodel and new ownership.

Dan Electros is a bar and live music venue at 1031 W 24th St.

About the new owners:

After 35 years of serving the Heights neighborhood and countless live music-loving locals, Dan Electros is experiencing a renaissance under the watchful eye of its new owners, commercial real estate developer Alex Jackson, and attorney-turned-hospitality-pro Will Thomas... As a commercial real estate developer, Jackson has had a hand in bringing many Montrose restaurants, bars, and businesses to life. In the last five years, he developed the properties of Lightyears Wine Bar, Southern Yankee Crafthouse, and the Park JJ hotel. He also saved a former dry cleaning establishment from being torn down by transforming it into the California-cool space that now houses the restaurant Vibrant... Thomas shares this sentiment, and for his part, brings a wealth of experience to the table. The licensed attorney, who no longer practices, is co-owner of a bar called El Cucuy in New Orleans, and until last March, co-owned White Oak Music Hall.

More about the remodel of Dan Electros from Eater Houston's recent coverage.

Dan Electros is a bar and live music venue at 1031 W 24th St.

  • As part of the revamp, they upgraded the sound system, installed new lighting, and added eight TV screens. The 2,500-square-foot space still features tables and booths peppered around the stage, and a colorful neon sign depicting the bar’s signature piranha as a backdrop when bands perform. The walls are decorated with art and old music posters that were offered up by longtime patrons...

  • A major draw of the property is its sprawling 5,000-square-foot fenced-in patio, which Jackson and Thomas revamped to be a festive gathering place. The vibrant outdoor area boasts more seating and a large projector screen... A dedicated second level, accessible from the patio, reveals an 800-square-foot lounge area that Jackson and Thomas have decided to utilize as private event space.
