I'm guessing that "Hot Mom Kroger" was an editorially-imposed euphemism, as I can't see the Chron allowing the more well-known acronym.

Updated Transwestern brochure for 1990 OST 😃 Many of the images are repurposed TMC images.  The below image stitched together the redevelopment efforts both north and south of OST.  Throw in the Hyatt Place + Hyatt House on the corner of OST & Fannin, the upscale Blossom Hotel on Bertner with its two planned Michelin Chef restaurants, and of course all of the planned ground level retail and restaurants throughout TMC3 and UT System Research Park — this area is quickly transforming from a CoH opportunity zone into a bona fide opportunity!

Under Contract per Loopnet.  wow!! 

Looks like this is the very first time this parcel has been under contract.  Sometimes, properties can fall in and out of contract for years. Lets hope this one sticks!

If this is not a hospital, they would need to build tall in order to become profitable.  I don't think a 5-story apartment mid-rise would work here.

Records filed with the Harris County Clerk office indicate the property recently changed hands.

Centerpoint Energy acquired the 1990 Old Spanish Trail (1990 OST) parcel. It hasn't been updated to HCAD yet.

CenterPoint Energy is planning a substation and upgrades to existing electricity infrastructure to better withstand severe weather in the Texas Medical Center area, the investor-owned utility said Thursday. 

The Houston-based company plans to spend around $200 million on a series of projects in the Medical Center that are expected to be finished by 2025. It said that includes “system-hardening” projects meant to help protect the flow of electricity to homes and businesses in the area when intense weather hits. 

The utility will also construct a new substation, which takes the electricity flowing from power plants and changes its voltage to better feed the distribution lines to get electricity to customers.

Agreed. 

The concept rendering of the site included 2 or 3 high-rises.  However, a new CenterPoint substation is actually more beneficial to the emerging area.  Technically, this is better than 2 high-rises.

We always want road and energy infrastructure improvements in our state.  This is a chance of improving it!

TMC Helix Park, at full build, is going to be a beast! A small life science city.

This one is off to a slow start. Any updates here?

If this gets built shortly, that whole stretch of Old Spanish Trail from Fannin Street to Cambridge Street will be under construction.  Let's make it happen!!

MD Anderson SCRB5 - $600 million

UTHealth School of Public Health - $300 million

CenterPoint Energy Texas Medical Center Substation - $200 million

The whole Old Spanish Trail block between Fannin Street and Cambridge is under construction.  3 buildings and 1 power plant/substation.  Amazing! I Has anyone added up the cost? Edit: $1.2 billion it seems.

South Campus Research Building 5: $668 million
School of Pubic Health: $299 million
South Campus Garage 2: $60 million
CenterPoint Energy Texas Medical Center Substation: $200 million

Should we move this to Going Up! ? I don't think HAIF has ever watched and documented a $200 million energy substation? The top of the electrical gear and utility poles must be of a tall height as well. Definitely a niche build.

I thought the official CenterPoint Energy press release indicated they wanted to source more power to the nearby TMC Helix Park.  That's quite the effort to build a whole new substation for one (or two) developments.
