Fore Property Co. purchased a city block on the northwest corner of Center Street and South Durham Drive, just north of Washington Avenue. The 1.1-acre site, which currently has a townhome and office building, is within walking distance to several popular restaurants and bars on the Washington Avenue corridor. “We worked with Fore Property for a couple of years getting them familiar with the Houston market,” Dosch said. “They looked from the suburbs to the infill sites. They liked the Washington play because of all the energy in the area. It’s a pretty hot place for young people who want that walkability to restaurants and nightlife.” Fore Property, based in Las Vegas and Washington, D.C., plans to build 1111 Durham, a six-story, 190-unit apartment midrise over three stories of underground parking. The Class A units will average around 800 square feet, with rents estimated around $2.20 per square foot, or $1,760 per month. The midrise project will feature a rooftop deck at the corner of Center Street and Durham Drive with an outdoor fireplace and bar area. The building will feature ample storage units that residents can rent, a bike storage room with a bike repair station, and a pet spa with two raised pet washing stations and blow-drying areas. The project also will feature a resort-style pool with a bar area and cabanas, a residents' lounge with a media and gaming area, and a large fitness center with a separate yoga and spin room. Fore Property just wrapped up demolition work on the site.
