s3mh
Is this the building with the mod-ish diamond trim around the top of the building or another spot? Seems a bit odd to rip out Michael Hsu's design instead of working with it.

I just figured the renderings didn’t include it because maybe they didn’t have the design elements or something. Will be interesting to know!

A picture was also included. 👇🏿👇🏿👇🏿 On 9/21/2022 at 2:16 AM, IntheKnowHouston said: Buttermilk Baby will be located at 600 N Shepherd Dr, Ste 250, according to a recent alcohol application filing. It will occupy the jewel box restaurant space in building 2. B&B Butchers, B.B. Lemon, B.B Italia, NoPo, The Annie, Turner's, and Trattoria Sofia are other Berg Hospitality dining establishments. IntheKnowHouston
Following a brief closure for minor renovations and rebranding after the winter holidays, Casa Nomad reopened in early February. Casa Nomad opened in the fall of 2021 as an intimate Tulum-inspired lounge and restaurant. However, it's now a mezcaleria and tequileria with a "high energy bar setting." The Instagram announcement: "Our siesta is over! Casa Nomad Tequila & Mezcal Bar will be reopening this Thursday, February 9th🪩 The new look of Casa Nomad will include an exciting cocktail and margarita menu, shareable drinks, and an expanded tequila and mezcal list. The new Casa Nomad will include a high energy bar setting with rotating DJ’s and a small snack menu." https://www.instagram.com/p/CoVXY-vJYei

From what I've gathered by skimming through the forum, phase two is the site of the Swift & Company Refinery at 621 Waverly St.

IntheKnowHouston
The M-K-T website is updated. I think it was updated sometime in the last two or three months. The website includes new and forthcoming tenants like diner-inspired restaurant Buttermilk Baby. https://www.themkt.com https://www.themkt.com/retail-space https://www.themkt.com/_files/ugd/0e9433_acf79a397b6a48bab9ea568bfa00ae8f.pdf
IntheKnowHouston
In addition to M-K-T's updated website, there is also new leasing materials. The latest retail brochure and M-K-T's website indicates several vacant units available for lease. M-K-T is a mixed-use development located at 600 N Shepherd Dr. https://www.themkt.com https://www.themkt.com/retail-space https://www.themkt.com/_files/ugd/0e9433_acf79a397b6a48bab9ea568bfa00ae8f.pdf

OnFoot
Demo work going on inside the buildings at 621 Waverly. I also noticed that Triten is referring to this as a separate project (Swift) rather than another phase of M-K-T while still noting that it is adjacent to M-K-T. https://tritenre.com/projects/swift
springcityparts
In February 2020, Houston Chronicle reported renewable energy firm Archaea Energy would be relocating its headquarters from Pittsburgh to a 40,000 square-foot space at MKT. BP North America, with offices in Houston, announced the planned acquisition of Archaea Energy Inc. in October 2022. Not long after, BP America completed their acquisiton of Archaea Energy for $4.1 Billion. Some time in the last month or two, retail leasing for MKT switched from Shop Companies to Open Realty Advisors. Compare the tenants for the two companies here: Shop, Open A few days ago I noticed they directory maps were shelled and sure enough they were updated to reflect some of the recent changes in shops at MKT. Of note: Honest Eats closed several months ago after a not. In its place, Woof Gang Bakery & Grooming, a retailer focusing on pet grooming, pet food and supplies with over 200 locations Picnic Supply Co., the window concept adjacent to Highline Park remains listed in the directory map despite not seeming like it has been open over the past several months. Perhaps Picnic Supply Co. is more of a summer concept. Despite the presence of almost 40 retail concepts, there's still a noticeable absence of stores offering fresh food or basic grocery items, such as produce (like apples), pantry staples, or a bakery (for bread).

Most grocery retail has razor thin margins, I wonder if someone would make it work here, given the already abundant choices nearby, many being/will be walkable/bikable. A site plan for M-K-T is included in a recent marketing brochure for a nearby building. It's from leasing materials for The Swift Bldg. Located at 621 Waverly St, the building is a Triten Real Estate Partner redevelopment project. Based on the site plan, it appears some of the spaces previously available have been leased (or in leasing negotiations). It's also possible this may an outdated plan: Building 1 Squeeze Massage Rowan Sanna / Sanna baby and child A retailer I can't make out that's next to Sanna A retailer I can't make out that's next to Cariloha Building 4 Vuori Birddogs Made-In Good Vet Paper Source The image also shows plans for a future connecting pedestrian path. It links Standard in the Heights at 609 Waverly St and The Swift Bldg. IntheKnowHouston
Milk tea shop Yumcha closed its M-K-T location last month. Replacing the shop is Hui Lau Shan. The eatery sells Hong Kong-style desserts and snacks. According to the sign posted on the shop's window, Hui Lau Shan is scheduled to open in May at 600 N Shepherd Dr, Suite 458. https://huilaushan.us Photo is from Hui Lau Shan's Yelp page: https://www.yelp.com/biz_photos/hui-lau-shan-houston-2
