Saw a variance request for a patio today while driving by. hindesky Posted November 9, 2023 Share Posted November 9, 2023 Group 1 Automotive, a Fortune 500 automotive retailer with more than 200 dealerships in the U.S. and U.K., signed a long-term, 45,330-square-foot office lease covering two floors at Town Centre Two, a development of Moody Rambin at 730 Town & Country in west Houston. The deal brings total lease signings at the 167,141-square-foot building to more than 137,0000 square feet or 82% leased, according to Moody Rambin. Andrew Iversen, Joshua Brown and Audrey Selber of Newmark represented Group 1 Automotive. Bob Cromwell and Kevin Nolan of Moody Rambin represented the landlord. Moody Rambin owns and manages the 41-acre Town & Country Village, a mixed-use development with retail, restaurants and offices next to CityCentre in the Memorial area. The building, which broke ground last year after a 68,000-square-foot lease by Greystar, is expected to be completed in the fourth quarter. asubrt Posted November 10, 2023 Share Posted November 10, 2023 Not technically City Centre, but they demolished the shopping center next to the new Town Centre Two tower (previously home to Nori Sushi and the original KP‘s Kitchen location) and the James Coney Island across the street. Similar story with setbacks. Ideally (and optimistically), I'd like a "decentralized but cohesive" approach, on account of the lack of zoning. Basically, every square inch, nook, crannie, etc of this city is thoroughly saturated with dense walkable urbanity — for instance, I'd like to "blur" the line between downtown and elsewhere, get some mix-use, shops, etc to "erase" the "office park" ... but still have good accessability with other areas so that you don't have "disconnected islands" like what CityCentre is currently (it's like you said: a nice development that would have been even better along/connected to Inner Loop, if not necessarily inside Downtown). Not to mention, there's lots of talk about the "separation" between downtown, TMC, Uptown, etc but they are not all that far from each other. For example, TMC to Downtown is just a straight shot across a park (Hermann) and two tight neighborhoods (Midtown and Museum Park) — meanwhile, Downtown to Uptown follows through Montrose and Greenway/Upper Kirby. Even when the other poster mentioned "the center of the city regarding 34th and Ella", that is basically still right upon the Inner Loop and the urban form there (not to mention that the study wasn't even about the city's population, but more about the metro area sprawl in relation Harris county's distinct shape with that "northwestern point." Basically, I'd like to move beyond the "quintessential American" zoning product of "singular downtown and everything else drop off to sfh" and go more "raw urban mass saturated throughout the city". I guess Tokyo provides a good example of what I mean, especially as I've seen many urbanists praise the Japanese national zoning system for the deregulated approach and resultant affordable urbanity (similar to Houston). Agreed. Genuinely impressed this one seems to have come back from the dead - even though it seemed to have more momentum pre-covid. Should be decent height for that area.
