  1. I hope that is true. This would be another huge improvement for downtown (and hopefully a new owner would be able to figure out a way to get rid of the pigeons or at least regularly clean up after them). Hilcorp is currently at 1201 Louisiana. One note: Motis B Totis said above that Hilcorp wants to "add" five stories. I don't think that is quite accurate. The building is already 10 stories tall. As shown in the renderings, Macy's would consolidate to the bottom four floors (and surely, eventually Macy's will be smart enough to put some retail space at tunnel level as well). The top 5 would become office space. The rendering shows a gym on the 5th floor.
  2. Thanks for that info. The discussion in the master plan refers to Macy's landlord, etc, making it sound as if their is an independent third party that owns the building. From the Cincinnati address of 1110 Main Partners, LP, I would venture to guess this is an LP owned by Macy's.
  3. There was a fairly detailed discussion of proposals for the Macy's/Foley's building in the retail master plan the CultureMap article discusses. This rendering is a lot better looking than I had hoped for. I hope it is in the works.
  4. Great find! So, it appears the Midway proposal is to build an office building with ground floor retail on the north edge of an expanded and reconfigured Levy Park and an apartment building with ground floor retail on the south edge of the Park. Nice designs.
  5. Which pdf says that? The pdf Lockmat linked says the target opening is May 2016. (But as I said above, I think we'll see the construction start and opening both significantly earlier than those "target dates".)

  7. Yeah, I saw that too. But I think there is reason to hope for a significantly earlier start and finish than May 2014-May 2016. This seems to have moved very fast so far. With the city having already approved the package, the plans being as complete as they seem to be, and the brand name already chosen, the deal is pretty far advanced and it does not seem like it should take another 1 1/2 years before they can start construction. Further, Rida Development's president was recently quoted as saying he would love to be one of the host hotels for the 2016 Final Four, April 2-4, 2016.
  8. Yes. the hotel will be on the oversized block (1 1/2 blocks) just to the north of Discovery Green. The parking garage will take the block immediately to the north end of the GRB. Very excited about this project. The design and layout of the hotel are fantastic and the plans for Avenida de las Americas look great as well. The next 3 years are going to bring another huge leap forward for downtown Houston.
  9. Correct. I'm very pleased to see it will be a Marriott Marquis. Not at all surprising either. Marriott has really been pushing to get their brands in downtown Houston in recent years.

Also, the hotel shares some upside with the City (a point that is somewhat buried in the mish-mash of an article in the chron): If the Marriott's net operating income exceeds $32 million a year, ... revenue above that, up to a maximum of $36 million, will go to reduce the city's tax rebates. Also, note that the City built and owns (will build/will own) the parking garages for both hotels. in the case of the Hilton garage, the city pays the Hilton $3 Million per year to operate the garage. The city will operate the Marriott garage and the Marriott will pay to use it.   11. The terminology may not be precisely correct, but that is the way realtors commonly refer to town homes without HOAs. My point still stands: not all townhouses come with HOAs. I bought a townhouse 4 1/2 years ago after looking at dozens of townhouses. Not a single one of the townhouses I looked at came with an HOA. (FWIW, the was mostly in the MontroseComDcwmr/River Oaks and the Rice Military/Camp Logan areas.
  12. It should be noted that not all townhouses come with the dreaded HOA. There are many "fee-simple" townhomes.

  14. No. Especially not when they are being given rebate checks for up to one month of rent and guaranteed the return of their full security deposits. If you live on a month-to-month tenancy, you are subject to your tenancy being terminated with 30 days' notice (or apparently 60 days for some of these tenants). Nothing to be appalled about.
  15. I think the underutilized land to the north and east you are referring to has been acquired by the Upper Kirby District for the planned expansion of the park/Civic Center. Not sure what underutilized land to the south you are referring to.

Another 1/3 of a block of parking or so just recently disappeared to be replaced by a building (day-care facility). Within the next year or 2, we will probably see another 5-10 blocks of parking disappear. --1 1/2 blocks are in the process of disappearing right now for Finger's apartment building. --The Atlanta company's high-rise apartment project will take another 3/4 block (and I guess take another old building out, unfortunately). --The new convention hotel will probably take 1 1/2 blocks of parking out late next year/early 2014 --The associated parking garage will take another 1 1/2 blocks --The new visitors center/museum will take some --The 1 1/2 blocks behind the proposed convention hotel are being marketed and I think we'll probably see development reasonably soon. --Hines may start a new building fairly soon taking another 3/4 block. --Construction on the High School for the Performing and Visual Arts is slated to start in 2014. That will take another block. If all of these expected projects happen in the next 1-2 years, that would be another 8 3/4 blocks of surface parking covered.
