Ok, can we at least agree that "if you don't like it, leave" is an unacceptable statement? Everybody has multiple priorities, multiple things they care about. It is possible to love a place while also recognizing its flaws. It's possible to love a place while also wanting to improve it. Criticizing people for having an opinion that's different from yours makes people defensive, and it makes it much harder to have a productive conversation.

Um, no. The red line *only* shares lanes in the Medical Center, and the Purple/Green *only* downtown. That's, what, roughly two miles total? Now, don't get me wrong, I would love to see the green/purple line downtown given fully dedicated lanes, and I seriously hope that happens, but that's a very long way from "60-70%."

It's quite striking on the inside, but from the sidewalk the experience is exactly the opposite. This is a pretty sensitive update by the original architecture firm, and I think it will end up being a good example of addressing a building's deficiencies without ruining what makes it distinct. Of course, we'll see how it actually turns out. -
I will add that, while I've never found this building beautiful, per se, I've always found it interesting, and I've always liked it. I'm glad they're keeping it - I look forward to seeing how it turns out.

Because so many of our neighborhoods and cities are so absurdly low density, I'd imagine we need more retail per residence just to keep places from being completely retail-free.- 1,569 replies

Random palm trees are one thing that would make absolutely no sense in that part of town. That neighborhood is all about its oaks so I'm glad the rendering shows real trees on the street rather than overgrown grass trash trees.

Eh, but the gas tax as it currently exists (as I understand it) doesn't actually cover the cost of highway maintenance, so you would really want a higher toll than that to ensure long-term stability (and improve upon the current situation.) -
Don't forget they got various tax incentives for that project, and those were based on more than just "considering" rehabbing it.

I really think they must have felt burned by what happened to the Carter Building. (J.W. Marriott) That building also had some of its original facade underneath the modernist slipcover, but, rather than maintain what was still there and add new materials where necessary, the developer removed *everything* and went back with *shudder* EIFS with bricks drawn on above the second floor.

Well put. I'd add that neighborhoods like this one, that at least didn't start out car-dependent, are the best positioned for this transition. I'd also like to see the City move toward more of a form-based code. It's something they've played with a bit- minimum setbacks, historic districts, transit corridors, but i'd love to see the transit corridor regs become requirements rather optional and expand to cover major bus, bike, and pedestrian areas with some kind of ratcheting mechanism that allows them to expand but not contract.

The Mckinney frontage looks substantially different. No indications of any changes on the Lamar side though. This isn't revolutionary, but it definitely seems like an improvement.
