The higher maintenance figure is correct, however, it includes more than the things that you have listed. It also includes insurance, capital repairs (e.g. roof, plumbing, elevators), a reserve fund, and perhaps a doorman. It's a lot of money, but owning a single family home carries a number of hidden monthly costs as well.
Yeah, I goofed up on those two biggies.
Our townhome insurance is $8000 for 10 units. . . ick.
Let's ask Suze Orman what she thinks would be the better deal...I dare you to call her Saturday.
She loves jackets!

That's typical for high rises - missjanel is probably right.
The Lamar's maintenance fee is about $1140/month for a 1700 square foot unit, and the Huntingdon is around $2,000/month for some
If that's true, high-rise living sucks.
$7000 - $14000 for water/trash/landscaping/front desk/valet/security/common area/pool/gym. . .
No thanks.

You should definately call to confirm but based on previous listings that have sold in the same building I'm pretty sure it's a mistake on the agents part. It's likely $1453 monthly, not annually.
You're mistaken, no maintenance fee is more than a typical mortgage. By golly $1500/month fee is silly. Might at well be a rental unit for that much.

It matches the power lines in the background. . .

While you may have different opinions and have more knowledge of this house, please do not resort to name calling.
I agree that the realtor is to blame for the pictures, but that is all we have to go on.
Having so much clutter in photos should be a first "no-no" for basic Realtor photo taking 101.

Houses in Sharpstown are sure cheap. . . I wonder why?

No, that's the mattress store. It'll be next to the cell phone store.
Yes, we've had a thread on this, but it won't just be any cell phone store (AT&T/Sprint/T-Mobile/Verizon)
It has to be Cricket, Boost Mobile or some other pre-pay/no credit check provider.
Sorry, I know there is a very happy Cricket customer here. . .

This is a DIFFERENT church with a DIFFERENT cross. Grace still wants to build their TWO crosses...no doubt taller than 170 feet.
Their are going to be 150' tall, unless they want to be petty and change plans.

half the "mall/casinos" in Vegas have a painted/lit sky
Houston should legalize gambling and let HP be the first casino.

There... I fixed it for you.
Well, I was kinda going back to when it kicked off in 2006.
But ya, it is falling apart quickly.
Maybe we should prepare an entry on deadmalls.com

So much for the all the hubbub over a wine bar:
Tony Vallone is scrapping plans to open the bistro/wine bar in the new shoppping center. He cites the economy.
Chronicle links are SO lame.
sigh.
-
So we will have two crosses now. The 150 ft. one and the existing 170 ft. one within eye's reach?

They need to validate parking if you dine or shop in the stores.

Well I have a little bit of bad news(well a lot of terrible news really)...walked around this evening with some friends and workers were boarding up the "previous" Lids store...and then we walked past Journeys and saw they had tons of boxes of inventory, but upon further look it turns out they're mailing product out to other stores...so it looks like they'll be boarding that one up pretty soon. I really hope the restaurants can weather out this recession and hopefully we won't see any more stores close before this topic moves out of the "Going Up" category
Wow, that was fast. What kind of lease lets you leave after only 4 months. Must have been worth paying the penalty than wasting money with rent and employees.
It would be interesting to see what kind of daily sales Lids had. $0 some days?
Just went to their website too, and there are no references to the HP location in Houston anymore.
The Pavilions deserve a "E! True Hollywood" type documentary. The rise and fall of a development within 3 years.

get the project started!!!! I remembered the bowling alley, Judy's, etc. from the 70's. It would be cool thing to put together.
Ya, I remember Judy's too. Stick figure icon with wild hair and hands up.

Photolitherland said on SSP that they need 30% leased before beginning construction:
We don't speak of the others from SSP.
But 30% is reasonable, but I don't think that it will happen with such a low rate. Seems too good to be true. Usually 50% or more is the cut off.

Damn man, do you ever think positive about anything? Everytime you post this stuff you get sarcastic responses, or did you not notice.
Unless it serves as a random topic bump to get this thread noticed, then I guess what LTAWACS is doing is fine silly. I agree, I'd like more relevant updates on BLVD place too.
I wish developers would at least publish a tentative project schedule on their websites, even if they are off track.

This is going from bad to worse. Ugh!This is not good at all.
Short Term Memory Man. . .

i've heard that this project is on hold, that they wont get financing go-ahead until they reach a certain % leased.
What an f-ing amazing weeking on HAIF.
How about we change the topic to Regent Square: it was nice knowing you

I think a Jamba Juice would be nice.
Ya because a Jamba Juice will save the complex and finally convince Lucky Strike it is safe to invest and open. . .
-
Uh-oh. About the only good thing about this announcement will be the entertainment on this thread...
LUCKY STRIKE IS ON HOLD.
The Chron is reporting that they've finished about half the build out but have run out of funding and are looking for other investors. Denton and other retailers/restaurants/bars are downplaying the effect this will have, but this is prety major.
Lucky Strike was billed as an anchor. Losing an anchor at this stage of the game is terrible.
I am sure the restaurants are especially sad to see this as they could have counted on folks coming for dinner before heading over to bowl/drink/play games.
Wow, they only built half of it, and it was originally supposed to open 2 months ago.
Everyone must be hurting.
Had the Pavilions started a year to two later, I bet the whole complex would have "Shamrock'd".
At least the "namesake" reflects the old Pavilions in uptown situation . . . lots of vacancies.

i heard this weekend that some potential tenants are backing out. whole foods was not mentioned but other well known companies were..
unfortunately, due to the sensitivity of negotiations, i cannot disclose who they are.
Does this mean that more of the smaller buildings will be put on hold? It seems only the front building is built because it started before the economy really went into the crapper. I have yet to see anything else spring up.
Without the Hanover and Ritz, what else are they going to put on hold.

I think Iron Tiger is talking about historic stores.. Like there would be a 70's map and an 80's map and a 90's map.
What about all the renovations and expansion, it just would not be as easy as one thinks.

You've been banned from HAIF for spreading the bad news. . .
Damn, that is terrible, I don't like that "on hold" really means, "not happening".
Thanks for the update, regardless of the news. Just sad. At least West Ave. made it to it's full potential.
