  1. They appear to be moving forward with the infrastructure for the project. There are workers there every day. I suppose they feel like they might have to do it since there is a lawsuit going on and it would look really bad for the City if construction for the new street and new utilities for the project also came to a hault.

    That's my guess.

    As for the residential tower by Hanover, it is on hold indefinitely. I've heard their inside design/architecture team may have even been quitfired.

    I can't imagine the hotel (Ritz) moving forward in this market. There is no money for projects like this in a relatively unproven high end condo market like Houston.

    Damn, that is terrible, I don't like that "on hold" really means, "not happening".

    Thanks for the update, regardless of the news. Just sad. At least West Ave. made it to it's full potential.

  2. The higher maintenance figure is correct, however, it includes more than the things that you have listed. It also includes insurance, capital repairs (e.g. roof, plumbing, elevators), a reserve fund, and perhaps a doorman. It's a lot of money, but owning a single family home carries a number of hidden monthly costs as well.

    Yeah, I goofed up on those two biggies.

    Our townhome insurance is $8000 for 10 units. . . ick.

    Let's ask Suze Orman what she thinks would be the better deal... :P

  3. While you may have different opinions and have more knowledge of this house, please do not resort to name calling.

    I agree that the realtor is to blame for the pictures, but that is all we have to go on.

    Having so much clutter in photos should be a first "no-no" for basic Realtor photo taking 101.

Well I have a little bit of bad news(well a lot of terrible news really)...walked around this evening with some friends and workers were boarding up the "previous" Lids store...and then we walked past Journeys and saw they had tons of boxes of inventory, but upon further look it turns out they're mailing product out to other stores...so it looks like they'll be boarding that one up pretty soon. :( I really hope the restaurants can weather out this recession and hopefully we won't see any more stores close before this topic moves out of the "Going Up" category :P

    Wow, that was fast. What kind of lease lets you leave after only 4 months. Must have been worth paying the penalty than wasting money with rent and employees.

    It would be interesting to see what kind of daily sales Lids had. $0 some days?

    Just went to their website too, and there are no references to the HP location in Houston anymore.

    The Pavilions deserve a "E! True Hollywood" type documentary. The rise and fall of a development within 3 years.

  5. Damn man, do you ever think positive about anything? Everytime you post this stuff you get sarcastic responses, or did you not notice.

    Unless it serves as a random topic bump to get this thread noticed, then I guess what LTAWACS is doing is fine silly. I agree, I'd like more relevant updates on BLVD place too.

    I wish developers would at least publish a tentative project schedule on their websites, even if they are off track.

  6. Uh-oh. About the only good thing about this announcement will be the entertainment on this thread...

    LUCKY STRIKE IS ON HOLD.

    The Chron is reporting that they've finished about half the build out but have run out of funding and are looking for other investors. Denton and other retailers/restaurants/bars are downplaying the effect this will have, but this is prety major.

    Lucky Strike was billed as an anchor. Losing an anchor at this stage of the game is terrible.

    I am sure the restaurants are especially sad to see this as they could have counted on folks coming for dinner before heading over to bowl/drink/play games.

    Wow, they only built half of it, and it was originally supposed to open 2 months ago.

    Everyone must be hurting.

    Had the Pavilions started a year to two later, I bet the whole complex would have "Shamrock'd".

    At least the "namesake" reflects the old Pavilions in uptown situation . . . lots of vacancies.

  7. i heard this weekend that some potential tenants are backing out. whole foods was not mentioned but other well known companies were..

    unfortunately, due to the sensitivity of negotiations, i cannot disclose who they are.

    Does this mean that more of the smaller buildings will be put on hold? It seems only the front building is built because it started before the economy really went into the crapper. I have yet to see anything else spring up.

    Without the Hanover and Ritz, what else are they going to put on hold.
