Anyone know where the "tunnel" is going? They can't build in the alley (38' wide). Their other Houston and TX locations are all away from residential.... here its right by townhouses and apts. Tunnel discharge end tends to be very noisy-- fans. -

According to GIMS, the main waste line is an 8" on Commonwealth, which is already pretty loaded up from upstream (Nevada) and from the 50 unit studio apts across the street. Runs all the way to Fairview before hitting a 12". Can an 8" line handle 30+ new units?- 21 replies

I was under the impression that this project was shot down by COH Planning Commission late last year. Issues with traffic, mostly. In their proposal, cars would exit the "tunnel" at 18th and then have to turn left to get back onto the lot to the "free" vacuums. Also they cant enter directly from Shepherd because of scheduled bike lane. -
Permits seem to show some hold-ups with the fire sprinklers.

Supposedly the Heights Blvd brick was installed only after they tried using wood blocks, twice, for paving. Tight grained SYP, in the vertical, and with some kind of chemical treatment, could withstand the kind of traffic they had back then. Maybe the blocks floated away, dunno.

No. 20' clearance from a fence. I guess there are still a few places that don't have a fence at the alley, but most do.

FWIW, I've looked at a lot of permits (especially as related to flips being sold), and its very common for the "final" not to closed out. Doesn't seem to bother anyone. -

I remember Montrose when you couldn't walk around at night for fear of being robbed, when burglaries and car thefts and gunfire were common. And folks thought nothing of parking vehicles on their front lawn. The link seems to work. Aliana is building an over-55 "luxury" development in Richmond. It advertises as welcoming Indian Americans. It does state that all nationalities and cultures are welcome. This looks like a "Federal Seven" violation based on national origin, like saying "close to kosher deli" or "Norwegian-Americans welcome." Brr that is cold. The dew point is occurring in the subfloor. You could try adding fiberglass batts under the floor and move the dew point away from the wood. Or seal off the crawl space and condition it. The minisplit if running most of the time should dehumidify the room properly. If short-cycling, its way oversized and doesn't run long enough to take the moisture out (in the room). Or add heat strips under the subfloor, or install one of those New England circulating warm water floors. Internet reviews don't usually address gulf coast moisture problems properly.

The crawl space is not "moisture free," it may be "dry" but is at ambient exterior conditions. Sounds like the new air is too big. The dehumidifier can't address the newly chilled subfloor and condensation there. Try a box fan in the doorway to move more of the cold air to the rest of the house. What temp are you running in the room?

Too Bright Lights, Big City

LEDs are at 4000K which is supposed to emulate moonlight. Fair enough. Its aesthetic, after decades of organgey lights, I'm getting used to it. Its the intensity that is a bother, depending on your setback, other lighting, etc. In the industry literature, they even mention that brighter lights result in heavier shadowing. I would prefer the moonlight towers like in Austin, but alas, low, minimal-shadow lighting is a thing of the past. -
New LED streetlights are way too bright, and have cold harsh light. The new ones on my street give the place the look and feel of a Wal-Mart parking lot at 2 am. Before city council.
