    Nothing else in downtown Houston compares to this elevation. The slight angles of the western edge give the building a delightful and playful alternative to the other boxes downtown. I cant get enough of the verticals in the horizontal grid.

    I like what this tower and the other [6] new residential towers does for the northeast view coming in on 59 N and I -10 east.

    Maintenance - If you drive down Main, you will see the nice new steel street signs are largely damaged. Landscaping does not look maintained. If we want to see the area improve, we cannot allow for the money and effort fall to waste. Do you think maybe they're spending all of the money that would normally go for maintenance, to buy up properties in Third ward. Actually the maintenance along the rail lines are probably under the jurisdiction of Metro. Since they've had no paying riders for the last year I'm sure their budget is far from adequate to do maintenance and a lot of the plantings they had died in the freeze. So I'll give them a break on that. It does look very sad along the lines with all of the dead plants and the disrepair in some parts.

    One thing it does is create a wonderful layered textural wall that had gaps before they built the Brava. It fills in the gap that was between Market Square Tower and Republic Calpine buildings from the east and north like coming in from 59 north or I10 east. Brava's eastern facade is much more exciting than the western side. I think this is definitely the most exciting small highrises to be added to our skyline in a long time. One of the nice things about viewing from the northeast is you can still see both the Esperson and the Gulf buildings, while enjoying all the shiny new toys on the north east side of town. It will also be interesting to see what the new 42 story high rise does to the eastern skyline.

    I couldn't get the image from ZSigler Coopers website, but if you go to this link they have 4 confidential images of a proposal for Bayou Palace that are pretty amazing. Heres the link and I hope someone else can get the images to this site. One of the images shows what must be some kind of performing arts center or some kind of museum.     This is one, in a series of sculptural works by John Runnels, commissioned by Buffalo Bayou Conservancy . Every stairway that leads down to the bayou has one. He and Charlie Sartwelle are the founders and owners of Mother Dog Studio, situated in the heart of the Genesis project area. Which hopefully will become an island north of downtown.

    Hopefully someone will come on here and let us in on what the plans are. I think this would be an aesthetic disgrace. Possibly one of the ten best buildings in Houston altered. It was a landmark. Surely they plan to replace them.

    We watched the race from our balcony over Crawford at Franklin and at the beginning of the race one of the jet squadrons flew right down Crawford and shook our windows like they were going to fall out. The cars would come right down Crawford and during the week they practiced on the raceway and it did sound like bees the whole week.

    Looks like from his announcement, there will be a number of important new buildings on campus in the very near future. "To support our research and academic endeavors, we will begin construction of a major new science and engineering building, a new home for visual and dramatic arts, and an expansion of our architecture facilities."

    The Brays Project is a great example of recognizing a problem and implementing a studied approach to flood management. The addition of many new retention ponds, the construction of new bridges, and the re-shaping of the contours and widths of the bayou hopefully will allow for more capacity, and will mitigate most of the flooding issues. The bonus to everyone is the creation of new and improved hike and bike paths which have become some of the most important connectors in our alternative transportation system. It has also brought about the creation of many new parks and recreational areas. I think this is a win win win. Especially for the home owners along Brays bayou who have suffered through so many devastating floods. Kudos to everyone involved in this massive undertaking and hopefully it truly makes a difference. I just wish they could do something about the bottleneck at 288 where the bridges, concrete supports, and earthworks still create a serious threat to the med center.

    With all due respect, I believe this is the Peden Building. If you look on the above TDL the project name. This was a hardware department store in the 20's.

    Heavy dump truck activity in and out of this site today. Couldn't tell for sure but it looked like a hole was being dug. What are M.D. Anderson's plans for this property?

    I really like how phase one is looking. I think they did about as good a job as could be expected saving the most Iconic elements of the SEARS building while adding more space and value to the surrounding area. So in a matter of maybe five years we will go from having relatively few if any serious start up facilities to having three major projects surrounding the med center. Ion, Levit Green, and TMC3. Quite an accomplishment.

    Triton, What a remarkable story. I hope they can re unite the tender car, and locomotive in some spectacular way. Thanks for passing along such a personal recollection.

    If you go to page 11 of this thread and scroll down close to the bottom where Luminaire posted an overall map of the completed campus with roughly 6 - 8 buildings. It also shows the new below grade section of the freeway that will be partially capped at certain locations.

    I spoke with a representative at the Dallas corporate headquarters last week, and she said that they have not been able to find anything inside the loop in their price range. They had concluded that there would not be a new store in the near future. I suggested that the East end - U. of Houston area would be something they might look into. She said they had put off adding a new store within the loop or the Houston market for that matter.

    I'm sure you're right, its been so long since they said anything about their project I couldn't remember. I think I'll leave this site to you experts for a while and follow from a distance. I don't mind being corrected. I make mistakes but Its just the snarky way at which some of you seem to take glee in it. I've tried to always be pretty positive and bring new information, or things I think others might be interested in, but you and a few others makes it nor so much fun anymore.

    Fine. All I was trying to convey is that, once the Tellepsen project is finally built, It will block out it's parking garage from this view. That was my point, and block out much of the Texas Tower at the same time. Until that time the Texas tower will be visible above it's parking podium for everyone coming from the north side of town to see. The Tellepsen garage won't be in the way of the actual Texas tower itself.
