Looks like the tenants are mostly boutique stores for people with too much money.
I don't know if too much money is the right terminology...more like, "people with the amount of money I wish I had."

It's clean, I like it.
Why would Stream build this on a spec basis when they haven't even obtained enough tenants for their downtown site? Different markets/price points?
That probably has more to do with it than anything else but a 25 story building with 220,000 SF is a much safer bet than a 40-50 story tower with 800,000+SF.
I think it's safe to assume this is a direct result of the Walmart opening up the street. It's really transforming the area

Maybe they could keep those remaining glass panels off. It would be like an ode to the original look. I actually don't think it looks half bad. (No this is not a serious idea)

Yeah I figured something would come soon after the demolition. Kind of funny the way they said that these new buildings will rise over the existing buildings at City Centre even though there will only be a ten story and six story. Most of the commercial buildings are six stories and the hotel is 13.

I think the future Astoria residents can take solace in the fact there is a wooden privacy fence between the properties now. I feel sales will skyrocket immediately. Probably get to 100% within the next week if I had to guess!

It's been a little while since we've had any updates on this. Do any of the guys with "inside sources" have anything that could be shared here? I think this building is the most likely to go up next despite no real press on it.

If anybody can get the workaround to the full article, Erin Mulvaney wrote a piece on this area being redeveloped in the next two years.

Otto Mation is an automated poster that posts based on a connection to the HAIF Flickr pool. Might have to talk to Editor to get anything changed with that.

How much more land (if any) is available to further expand this development? Is it going to continue creeping north? Or is that owned by someone else?
In the article it said that the Luby's was the last remaining piece of property Midway owned. If they wanted to creep north they would have to buy those old town and country office buildings or that strip mall behind the Sheraton Four Points. As far as I know those are all leased.

Contact the Midtown Management District. They'll be able to get the info to you. I know it's not just grass like Bermuda or St. Augustine.

Do you know what kind of grasses they have in there? I worked on a LID (Low Impact Design) for a two block section of Darling Street in the Heights last summer that I think is still going to happen (Hasn't yet so I can't get too specific). Anyway, it had more of a standard curb and sawtooth design but I'm curious as to how this one handled the downpour.

Not a half bad looking building. Starting 2014 and ending construction in 2016. But 4500SF+ at around $600/SF, I think it's safe to say I won't have to worry about putting this in my options for my next move.

For those who I got to show the rendering to at the happy hour, where does it rank vs hines and Skanska's towers?
I liked it better than both of those towers, also liked it better than the recently exposed 38-story building. It also has the best location from a skyline impacting perspective. Is it really 50 stories? I only glanced through the text but I thought it said 41 stories? (That was after a few beers though)

I'll be there. Seriously though, who do I look for since I've never met any of you? I don't want to go around the place walking up to random groups of people asking them if they're my internet friends. I've never been to this place, so is there a certain spot/table you all will be hanging out at?
I think on the first page it was said to meet upstairs. When you're up there, yell "thunder" and HAIFers will respond back with "flash". Drinking begins after that.

There's no doubt the retailers setting up shop here are going to get most of their business from the upper echelon shoppers and those keeping up with the Jones's...plenty of high-end clients in town and there's a sucker born every minute
