It is going to be just under 600,000 SF and 13 stories tall. It has a unique look....like three buildings put together.

Gables Tanglewood: Multifamily At 5740 San Felipe St.

I'm not exactly sure what the status is at this point. I do know that subcontractor proposals were turned in towards the end of last month based on another progressive set of drawings. The first level is parking and then one half has a courtyard and the other half has parking all the way up to level 8 in a courtyard like fashion. The parking is separated from the residental units by CMU walls.- 67 replies

What do you mean? If your question is serious, then no EIFS is not stucco (or portland cement plaster). They are very different. This project is getting an Exterior Insulation & Finish System on 1.5" drainable expanded polystyrene board insulation. Unless something has changed recently.- 169 replies

Five levels of parking and seventeen levels of residential units. On the 6th level there will be a pool deck with extensive vegetation and plaza deck pavers. Exterior skin is going to be EIFS.- 169 replies

The foundation and below-grade packages bid last week. I assume Manhattan Const. is getting close. -
Everyone that is involved in the project...all the way down to manufacturer's reps are required to sign a confidentiality agreement. But that doesn't stop people from talking. As I said before, I am not working on the project so I was never presented with the agreement. The tunnel is a pedestrian tunnel. Apologies, but I would prefer not to divulge who I work for. It's no one involved with this project, though.

I know that they are trying their best to keep this project a secret. They had everyone sign papers stating they wouldn't talk about it. They even refer to it as "Project Delta". Gilbane is the CM and Gensler is the architect. And no, I didn't have to sign a confidentiality clause. I'm not working on the project. They are working on the below grade tunnel right now (among other things). I believe it is over a mile long, maybe longer.

Construction will begin this year (very soon). Contracts are being written to sub-contractors already.

There will be an 8 story parking garage with the ground floor being retail shell space. Across the street there is an existing 2 story building (with an additional level below grade) that will get a one story vertical expansion along with interior remodel of the entire building. GT Leach is the general contractor.

It's a four story office building being build by Arch-Con construction. It's their new office. They will have the top floor and lease the rest of the space out. And as far as I know it's only going to be a three-story with a small terrace on the 3rd level. Architect is Ziegler Cooper.
