I would not hold my breath on this. The website had zero information except renderings. I heard that Crescent is going to re-do the shops to offer more of a urban feel vs suburban feel. I would love to see both projects. -

A big reason behind Lakewood taking on the Summit is economics and access. The is very centralized and is located in a office zone that has ample parking. The area is used to large events and can handle the extra traffic. I am fine with Lakewood as they now. But if a power struggle occurs or a more conservative faction takes over and pushes their agenda on the congregation then I will have problems. As I stated in above. I am seriously afraid of the message preached at Second Baptist and some other ultra Christian Right money grubbing churches. I do not see Lakewood as that sort of threat. Lets hope they stay that way (and I think that is what drives much of their success). I am not trying to offend anyone who worships at Second Baptist, I just do not agree with their intrusive way of raising money. -

What amazes me is the almost all the malls on this list are over 10 years old and most are over 20 and 30 years old. I guess they do not build them like they used to. Of oourse the Galleria has continued to grow and grow. It was probably less that 1 million SQ Ft when first constructed. Thanks for the list. Very interesting.- 418 replies

The area is densly populated. Sure it is not Downtown (which is not densly populated) or Midtown, but this area is obviously ready for this type of development. The mall has transformed into probably the #2 Mall in the city and with a successfull malls come all the ancillary developmeny. OK, I have no real way to quantify Memorial City as the #2 mall in the city, but I can not think of a nicer mall with better tenants besdies the Galleria.- 418 replies

I totally agree. I even like it better than the casino idea. It would be cool to geat a hotel room on the upper level and watch a game from your room (with a bunch of friends and drinks. This would be a one of a kind facility. You better watch out or someont might steal that idea. -
The new Cowboys stadium will be built in Arlington. The city of Arlington stepped up and offered the most for Jerry Jones. With the Rangers playing there as well they should re-name the team to the Arlington Cowboys. As for Midton getting more improvements, I am all for that. Hopefully it will not be anymore CVS or Walgreens.

"Shopping center to rise on hot corner Up-and-coming neighborhood said to be hungry for retail shops By NANCY SARNOFF Copyright 2005 Houston Chronicle" I am a little confused as to why this was newsworthy. When I read the article I was imagining a much larger project. When I realized it was only going to be 17,000 SF I wondered why this made Sarnoff's column. I guess she relies on developers to tell her the news as opposed to going out and getting more details. I know it is a hard job, but the Real Estate column should be a little more meaty for such a large and diverse city. The project in question is a small strip shopping center and that is not really news worthy to me. There are probably 25 similar shopping centers being constructed right now within the Houston city limits. I can think of 10 off the top of my head that are in some sort of development. -
I think Houston got a great reception from the 2004 SuperBowl. The city really showed well. I think if there was a guarantee of another Super Bowl here in 4 more years there would be even more downtown development than already in the works. I am not naive enough to think that people develop new retail and residential for one weekend of activity, but having Downtown be such a focal point of the 2004 experience will only help if Houston gets another game in 2009. I for one thought it was awesome to have all that attention on Houston. My fear is that the NFL is using the game as a pawn for NFL cities to step up and make the facilities nicer. Atlanta is saying if the NFL chooses the Georgia Dome, they will make $150 worth of changes to the stadium. That seems to be the new criteria for getting a game. Build a new stadium (or at least perform a major renovation) and the game will come to your hometown. I know that is how Houston got the 2004 game everyone knows that is the only reason Detroit is getting the 2006 game. Dallas is going to make the rotation with their new stadium and as 27 mentioned above, Phoenix is building a new stadium too.

THey also own the office buildings behind the Mall (probably 1 million + SF) as well as all the Professional Office space across Gessner. Not evey deal is suitable for downtown and quit frankly the demographics prove this point.- 418 replies

$50 for a night of drinking is awesome. I am lucky to get out for under $100. If I am really partying make that $200. Or at least that is the way I used to be. I am now just a homely guy. Sorry this had nothing to do with the topic at hand. -

I have to tell you that Metro National is very impressive. What they have done to that area is nothing bust spectacular. I had an opportunity to go to work for them a few years back. I declined the offer because I did not want to work as a property manager. Part of me wishes I would have sucked it up and worked my way into the development side. But that is my problem. Metro National recently bought the land by One Briarlake Plaza at BW8 and Briar Forrest. The story is that they plan to build a nice retail site their.- 418 replies

Be very wary of the Lofts at the Ballpark. I heard the train noise is horrible at all hours of the night. -

Allright Lowbrow !!!! I almost headed there for lunch but I chose Cliffs. I am telling you what, those burgers are very very good. The fries rock too. But that is another post !! -
