  1. I walk past the southern edge of the site on West Clay almost everyday. In the last week there have been stakes that are painted orange placed all around the site. Some outside the fencing and some inside. Also they've marked some spots on the old foundations that are left in orange spray paint.
  2. It's due to the oil crash. Remember that "Can the boom continue" thread? This is the answer to that question.
  3. Isn't $500 mil a little lite for a project like this? Sounds like they are going cheap.
  4. I would be absolutely shocked if anything happens on this soon. The majors are still in massive cost reduction mode. They are more likely to cut office space than build anything new. I have no direct knowledge of Chevron but I have heard the cuts at Shell described as a bloodbath. My company services all the majors, they are still cutting their budgets. In response we are closing offices and selling off assets. We're a year and a half into this crash and the cuts are still getting deeper. We had 3 office closure announcements this week and are expecting more soon. Things are still not well in the oil business.
  5. I hope that makes their posts not update the Unread Content list also. I really get sick of opening a thread just to see "Excellent Illustrations" at the bottom when I'm expecting a real update.

  7. Does the city build or maintain any sidewalks? Around my house they've all been built by homeowners or businesses. The only time you get new or updated sidewalks is when the city forces a developer to build them. Edit: The Shepherd drive drainage project is putting in new sidewalks and fixing old ones so I guess there are at least some publicly funded sidewalks.

  10. I was thinking the same thing. There are too many stupid people out there that would protest if they wanted to build on it. Wasn't there a lot that someone allowed people to garden on for a while that had the same issue? Once he decided to sell people gave him grief for kicking out the gardeners.
  11. I've worked in downtown, the galleria and the burbs. Downtown is easily #1, followed by the galleria then the burbs. I'm working in Westchase now and I would take a pay cut to get back to downtown. You can ride mass transit from almost anywhere in the area to downtown. I took advantage of not needing a daily driver to buy a Ferrari. Now that I work in Westchase I no longer have that advantage. I've also been involved in 2 companies that considered moves to the burbs, one from downtown and the other from the galleria. Both times the employees voted to stay rather than move to the burbs.
  12. It's definitely not River Oaks. Not the worst part of town though. I'd rather live there than somewhere down South I-45.
  13. This one is more to your point. It does appear to bring a new, lower price point into the neighborhood. It's also a lot cheaper per square foot. Although at $379 per sq. ft. it's still very high for Houston. The larger units don't make sense at all to me. This one at least might make sense to some people.   14. Except that yes you can. The price on the unit referenced is $536k. You can get places all over Montrose for that price. No, you can't get River Oaks but you can get Montrose.
  15. $613 a square foot. Many houses in River Oaks don't reach that level. You can get a pretty nice place in Montrose for less than half the price per square foot.
  16. Not sure if it's related but I saw survey crews at the river oaks shopping center this weekend. Near Kroger and and also near Sur La Table.
  17. Just checked HAR. You're not kidding, that place is expensive. Some of the units are twice the price per sq ft of a nice house. Then you have to pay an enormous maintenece fee on top of that. I was in the market for a house in this price range last year. No way I would consider a high rise, just too expensive for what you get.
  18. Oh HAIF, why do I keep coming back? Once again you've proven rather than discuss all the engineering, design and hard work it take to build a modern high rise you'd rather discuss if you approve the ethnic makeup of the people in a fake picture.

  20. That map shows what appears to be a shopping center and parking lot where The Sovereign is , doesn't it? Did they just put a new date on an old drawing and bring it out for this meeting?
