    If I'm not mistaken, these towers are Philip Johnson originals (Rothko, Williams Tower, Menil House, Chapel of St. Basil, Penzoil, etc.) Would be a shame to see them go

    I found this on the permitting website: A Certificate of Occupancy must be obtained before a commercial building or an individual lease space within a commercial building may be occupied, or if changes to an existing occupancy classification are made. https://www.houstonpermittingcenter.org/hpwcode1106 If the building is currently used only as residential, does that mean I have to apply for a change in "occupancy classification"? The wording is a bit vague, makes it seem like the certificate is only needed for a currently commercial building to be re-classified. My use case would be residential unit to retail.

    Hello - does anyone know what the process looks like to turn a residential building into retail along Heights Boulevard? Can any non-contributing building be listed as retail, or do you have to submit a variance? Thanks!

    Am I missing something regarding the pierce elevated? How can this be the most expensive component if they're just demolishing a few ramps with little new construction? Does $196mm include the park maybe?

    This might be the ugliest building I've ever seen but props to whoever made the renderings, looks exactly like the real version!

    In downtown there's enough building height to get decent shade on most streets, and the tunnels offer a dry path when it rains. I'm more so talking about other walkable areas like Westheimer and Montrose. The only covered sidewalks in this area I'm aware of are in front of Pavement, Anvil (barely), Bamboo (on Montrose, closed) and Soundwaves, all of which I'm guessing got grandfathered in and are not legal to build today. Why is that? Edit: I'm talking specifically about covered city sidewalks, not just a canopy within the building ordinance

    I'd be interested to hear what the city thinks about giving concessions on certain building code requirements (like max. frameable square footage or easements) in exchange for the arcade shade. Posting this as I bake in the sun on Westheimer
