  1. I so closely associate the San Luis Hotel with the Seawall, gulf, and Galveston. A San Luis along the West Loop would just seem odd. But if this a Landry' project, than a San Luis makes more sense than a Golden Nugget.
  2. I was for the Astrodome hotel idea, but not anymore. I'd rather see a second convention hotel go downtown, like the city was discussing a few weeks ago. If the city can support three convention hotels, then fine, turn the Astrodome into a hotel. I'd rather see the Astrodome turned into a giant version of Space Mountain, but that's probably not very practical.

I don't know anything about that, but according to the article, Boymelgreen bought the 9.4 acres from Hines for about $86 per square foot, with plans to develop about 3 acres, and sell the other 6. Boymelgreen then opted out of building on the site, and decided to sell all 9.4 acres. They flipped the land and some company called Lasco/Hicks bought it for about $140 psf, they then sold 6 acres to Elegant Development Group, who flipped the 6 acres to this Dubai group, for I think about $230 psf. And that's where we are at now.
  4. Nope. A representative from the Dubai firm said that unfortunately, they are not able to reveal any of their plans for Houston at this time. It's tippity top secret. The article then goes on to speculate that considering how much was paid for the land, I think around $200 per square foot, the project will likely be "very tall." Oh yeah, and Boymelgreen no longer owns the land. There was a flipping frenzy of that land over the last few months, driving the price way up, and resulting in the Dubai firm now owning it.
  5. The article doesn't mention floor counts or anything like that, but it does say that considering how much they paid for the land, their only real option is to build tall.
  6. If the group is out of Dubai, then this rumored project has a good chance of happening, I would think. They seem to build whatever they want over in Dubai, without worrying about cost or if they even have a tenant. Hopefully they decide they also want to invest in building a supertall in downtown. It's a good time for them to buy property in the states.
  7. I would love to see the east side of downtown filled up with these around 500ft buildings. I still want to see some supertalls on the west wall though, but I'll take what I can get.
  8. I think of that golden triangle, including Greenway, as "The Core," and as long as buildings are built in the core instead of way out some other direction, that I'm cool with it. If they start building really talls in Westchase or wherever, then that will be annoying. I'd prefer a supertall in downtown, but I'll be fine with it anywhere in the core, I suppose.
  9. Well of the three towers, one is going to be an office tower, so only two buildings will have people living in them, with one of those being a hotel.
  10. Isn't there plans to build an office tower where 24 hour fitness currently is, and also the Willie G's locations? Does Uptown have a really low vacancy rate or something? It seems like all of a sudden there are a lot of proposals for office towers in the area.
  11. Did anyone read the article a few weeks back in the chron where they were interviewing the head honcho of the convention bureau in Houston? He was saying Houston does well at attracting the smaller sized conventions, because there are enough hotel rooms in downtown for those, and Houston is also fine when it comes to the larger sized conventions, because those conventions bus the attendees in anyways, so it doesn't matter if they are at hotels all over Houston, they are going to be bussed in regardless. Houston has trouble getting those medium sized conventions, which I guess there are more of those than the small and larged sized ones. Houston has trouble getting those medium sized ones because there aren't enough hotel rooms downtown, and unlike the larger ones, they don't bus people in from hotels. So with a new convention center hotel, we can get all sized conventions, or at least they won't be able to use "not enough hotel rooms" as an excuse. We also need to find out what Hines plans to build at the Shamrock site, rumors seem to be either office building or another hotel.
  12. As far as land near Williams Tower, all I can think of is that spot where sometimes they have the circus, on Richmond, near 610. I think there used to be Mason Jar there. It would be a good spot, because of access to Richmond and 610, and also, if they position it just right, it could block the Mercer.
  13. Wasn't there a rumor awhile back about Dubai business men wanting to invest in a project in Houston? Maybe this could be related to that? You know how they like to do in Dubai....tall! Oh yeah, and he said it could be larger than the Oaks District project, if so, then I hope the site is either where the Old Navy is, or the strip center where Linens & Things is. Like someone else said, Uptown doesn't really need strip centers anymore.
  14. They wouldn't put stucco on a Ritz....would they? Maybe a Holiday Inn, but hopefully not a Ritz. It's probably just polished marble imported from Italy. I have another question, if they built a tower in Uptown taller than the Williams Tower, would Williams have to turn off their lighthouse light? Hope not
  15. Something that could rival Williams tower? All I know is that rumored 66-story people claim is going to be Ritz, but you are saying it's a brand new project, which the Ritz is not. Oh, this is getting good, especially since you've already proved your cred with the Oaks District stuff
  16. I thought this project was supposed to stretch from Westheimer to San Felipe. Are they doing it in phases maybe and those renderings are just of phase 1? And what's going in on the empty lot next door, that's High Creek or High Park or something like that, right? As far as Barney's, who knows, but they need it. Between this, Galleria, BLVD Place, HIghland village, and whatever you else you can think off, this area is going to need every retail store on the planet to fill up the space.

It's interesting, in the article, it mentions that AEG was willing to pay for most of the stadium, but the Oscar De La Hoya group looking to buy the Dynamo could be pushing for more public money to be used. I'm confused, I was under the impression that whether the team was sold or not, AEG would be building the stadium and would own it, so they would have a concert venue, and I guess "rent" it out to the Dynamo. Is that not the case? Whoever owns the team will have to get the stadium built? I guess that's why negiotiations are taking so long.

  19. I'm sure we'll see much more residential built around the medical center, like Mosaic or whatever, but I doubt we'll see any residential actually built in the TMC. Unless maybe they do a hotel/residential combo thing. Does anyone know if the TMC would even allow residential to be built within the campus borders?
  20. Yeah, from what I understand, someone new will own the Dynamo, but AEG will run the stadium and events/concerts that occur there.
