  1. I think end of year is the target for the land bridge to be open.
  2. I'm amazed at how many delivery trucks I see zooming around these days. I probably shouldn't be but I feel like every time I look out my window I see an Amazon, Fedex or UPS panel truck rolling by. These sort of vehicles are the perfect candidate for electrification -- pre-defined routes, limited highway driving, returning to the same spot each night to charge, no need for high performance and a lot of idle time when delivering packages or at stop lights etc. I also love the goofiness of the proposed Rivian Amazon delivery truck

  4. I went to one of the COH meetings about this forever ago (back when you would go to meetings in person) — TXDOTs plan is to give the abandoned pierce elevated section to the city. There was talk of taking down some of it, but leaving some up and creating a High Line like linear park through that section of town. It would be part of their larger ‘green loop’ around downtown.
  5. Kudos to the construction team for the timing, that's a really cool way to christen the tunnels. Probably going to be some neat press photos of the runners going through as well.

  7. To be fair, acknowledging a historic district can mean more than just preserving certain buildings. Freedman's town was the first area of Houston where free black people (mostly former slaves) built a community for themselves. Even if that was subsequently razed and a housing project was put in its place, that doesn't mean we should just go ahead and build out a bunch of high end shopping and condos because that history is 'done'. I think there are much better uses for that land than the current housing development (mixed use midrise with affordable units?), but any developer should make sure they are incorporating the history in a thoughtful manner.

  9. Anchorian does some cool work! Hopefully it is another well designed building. I do appreciate though that as you scroll down their portfolio it goes from cool to eh to giant grey box. They definitely know which ones are more interesting to look at haha.
  10. Thanks @wilcal! Great summary. So are the owners the same as the Cidercade/Common Desk building? I thought someone mentioned Landry's in relation to this property. Although I guess they could be tenants of the building owners. The layout and description of the building reminds me of this building off of White Oak. Maybe not in terms of styling, but in terms of space and tenants (multiple restaurants etc).

  14. This planning document from the downtown TIRZ at least indicates they are planning for what to do with the highway cap. I believe they have it in their 'more than on the bubble' status of project progress. Its not approved and signed for, but realistically that would be very strange at this point in the project. http://www.downtowntirz.com/downtownhouston/wp-content/uploads/2020/08/08-11-20-Board-Book-FINAL.pdf Yes there is a $500M price tag being mentioned for this cap, but you have to remember how much money is going to be made in terms of new development, increase in existing property value and the potential for sprucing up GRB to make it a super fancy conference destination. The city would be foolish to look at this and say 'nah I'd love to have a big hole instead'. Agreed. You can tell Chartres was designed with the express purpose of getting as many suburban commuters from the highway offramps to their office and vice versa (not unlike a number of other streets around downtown). Hopefully with good road design and light timing etc it can be controlled. The city is at least saying the right things in terms of supporting multi-modal development -- only time will tell if that is really on the agenda.
  15. Just to pile on (because why not) I went through and marked blocks nearby that are either empty or very much underutilized. I don't think it is comprehensive, but it is illustrative that there isn't a lack of land for businesses to move to around that area.
  16. To play devil's advocate, I think doing home depot or pep boys as GFR under an apartment as a lot less appealing than HEB. I agree though it is a lost opportunity -- especially if they EVER fix that bike bridge into the heights.
  17. Looking at HCAD it seems to be the same owners as Champ Burger on the same block -- maybe an expansion?
  18. I'd love to see a map of all the businesses/developments named River Oaks -- get a feel for which one is the furthest from the actual part of town.

For example they are tagging belongings so that they can be taken with the person. Previously they would be confiscated if you got a bed at a shelter. Also things like vet care for your pets etc.
  20. Brays bayou trail, down at the easternmost point. Almost where the brays and buffalo bayous meet. I actually rode the Harrisburg trail but it doesn’t connect through fully, I was on the road for a bit and then turned down 70th to join up with the brays trail near the golf course.
  21. Looks like they are doing work to extend the trail under the rail line just east of Mason Park. That’ll add another mile to the total length!
