  1. The article also states the first buildings could begin construction within two years but first they will need to invest about $100 million for infrastructure. Elkus Manfredi is doing the master plan.
  2. This opinion piece has exactly the lack of context the Stop I45 group has in all of their statements- not surprised considering the author lives in New York. There's really no independent, critical thought at all in the opposition to this project. I'm extremely excited for the significantly improved access downtown will have to Fourth Ward, Midtown, and EaDo and the significantly improved low income housing that will be created because of this project.
  3. I guess I've never realized just how close Forth, the Mill, and East River are to one another (I don't spend a lot of time in EaDo/the East End). Hopefully East River catalyzes more dense developments (and taller ones in the future) similar to how the Domain in Austin has catalyzed dense ancillary developments around it.
  4. Hopefully this will encourage other cities in the area to start developing mixed-used and upwards!
  5. Collins had their ribbon cutting yesterday. https://www.click2houston.com/news/local/2022/08/31/watch-live-ribbon-cutting-ceremony-held-for-new-collins-aerospace-building-at-houston-spaceport/
  6. I’m hoping (and think it’s pretty likely) that they’ll be as successful stopping this as they were stopping Big Tex on 11th and Benny Thunders from being built.
  7. I wouldn't mind that. Especially if it came with that color water in the background.
  8. They're really fighting hard to save this parking garage!
  9. The Texas A&M University System will post the RFQ and RFP for A&M's TMC3 building in October. That could tee up a November or February Board of Regents approval for construction. https://assets.system.tamus.edu/files/fpc/pdf/Subcontracting/August 2022.pdf
  10. This page on Preston Partnership's website is implying phase 2 will be called "Remy on the Green" https://www.theprestonpartnership.com/06-remyonthetrails/
  11. Big day! The Board of Regents approved the construction of the Business Education Complex near Wehner, Bio/Bio, and the Business Library and Collaboration Commons (formerly West Campus Library).
  12. This development is pretty exciting for a town like Dickinson. It has the chance to be a really great spot despite its small size and it is truly mixed-use (rather than just a couple uses next to one another- looking at Flyway in Webster). Notably, the original plan for this property was a typical suburban shopping center but the city asked the developers to dream a bit bigger and they came up with this. https://www.remecompanies.com/_files/ugd/4f928b_40178470a45145ee8838eaea3d26f86d.pdf
  13. Great addition! The area needs more Houston chains and less national chains. https://houston.culturemap.com/news/restaurants-bars/08-05-22-the-taco-stand-restaurant-new-location-webster-matthew-pak-shawn-bermudez/?fbclid=IwAR1XqYiH1o7vHD6rQj6FxzK4Zno4I0q7kaPAg_JaIkcTYi6vLHq8CVQNJlg&fs=e&s=cl#slide=0 This topic should more appropriately be in Points Southeast.

  15. There's finally some new lakefront development happening in the Bay Area! I've long thought this area was primed to densify and become a fun waterfront area so long as some higher paying jobs came to the area (which they are thanks to the commercial space companies launching and growing around NASA Johnson). I hope to see the entire waterfront redevelop and densify with apartments, condos, and entertainment uses! Taylor Lake Village Developments Single family home and condo developments with restaurant and retail on the north and south side of NASA Parkway in Taylor Lake Village and El Lago. $90 million development. Hopefully it'll push some redevelopment of other lakefront properties. Residences on Clear Lake Two 5-floor buildings with 20 condos each next to the Hilton on NASA Parkway. Seabrook Planned Unit Development Two hotels, conference center, apartment complex, restaurant and commercial space all built over a parking podium on NASA Parkway (Near Sam's Boat). One of the hotels is a Compass by Margaritaville. Beacon Island Beacon Island development is proceeding. Currently single family homes and an apartment complex are under construction.
  16. Apparently TxDOT has started demolition although I did not see it from I-69 when driving past earlier. https://www.costar.com/article/1395175284/apartment-demolition-underway-for-interstate-45-expansion-in-houston
  17. Great article on Axiom's redevelopment of Fry's into their engineering building. All space memorabilia will stay! http://www.collectspace.com/news/news-062822a-axiom-space-station-former-frys-building.html
  18. Bisnow had a decently fair story on NHHIP. Specifically it highlighted some business owners in the path who are quite happy with the project in general and how TxDOT is handling things. It also includes a significant testimony by Temenos leadership. It is, of course, missing the context that half of the Lofts that could remain is mostly just a parking garage next to a light rail stop and that the affordable housing is being replaced (and that many of the units were already unlivable to due Harvey). Overall one of the most honest and balanced pieces I've read on the project! https://www.bisnow.com/houston/news/multifamily/an-expanded-freeway-in-eado-looks-to-pit-car-transit-versus-dense-housing-but-the-fight-might-not-be-that-black-and-white-113788 TxDOT has a survey out for the portion of I-45 from the end of this project to the Beltway. One of the survey options was inclusion of commuter rail along it, which I was happily surprised to see. https://www.txdot.gov/inside-txdot/gulf-freeway-pel-study.html
  19. Context for everyone else on the new St. Mary's. Jimbo said he came to A&M for better facilities and the whole community responded in addition to new athletic facilities: big new H-E-B, big new city hall*, big new churches. *new city hall for those who haven't seen it
  20. 401 First St, 10 floors, 750 beds has broken ground. Major addition to Northgate as it replaces a number of duplexes/fourplexes. https://wtaw.com/austin-based-developer-breaks-ground-on-second-student-housing-building-in-the-northgate-district/
  21. Probably the most exciting thing about this podcast was they said they were looking for development partners to start tackling some of the other blocks. https://houston.innovationmap.com/what-houston-can-expect-from-its-rising-innovation-district-2657576855.html
  22. I think this is exactly what happened. Leaving the two blocks with 55-60% of the units of the original development (since the block right by the rail stop is essentially just a parking garage with a small number of units and a full block of units absolutely had to be taken out) probably majorly ruined the business case on the remaining part of the development. In the end they'll definitely need it for staging and when the project is all said and done it will more than likely be redeveloped into much larger transit oriented residential development that doesn't put a parking garage right next to a light rail stop (which has got to be a Houston joke).
  23. Why are he and Jackson Lee framing this as if they had no idea about it? Are they that disconnected or are they taking the opportunity to cash in on political clout? And on the net-zero housing pledge demands: I'm pretty sure that will happen naturally when these lots are replaced with something twice as tall with less parking...
  24. One of the main reasons the UTHealth, MD Anderson, and Texas A&M buildings haven't started yet is due to state funding for CCAP projects (formerly called TRBs)- which fund each project to the tune of $70 million- still being in the process of flowing to the institutions and the institutions then having to get the final approval for the projects from the state. I believe each individual project was delayed past the most recent legislative session to try and get this funding so the previously allocated PUF dollars could then be reallocated to other projects (for example, in Texas A&M's case, the PUF funding displaced from A&M's TMC3 project by CCAP dollars is being moved to build a new small animal teaching hospital in College Station).
  25. Now I wish I wouldn't have asked. What a disappointment.
