  1. My friend is still being told "end of August". She's on a lower floor, and was told once the entire floor gets the OK from COH, she can close. And that pole... I drove by and took a look. It's set in asphalt, so they clearly are waiting for it to be moved, so they can concrete the patch.
  2. Thanks, good info. I wondered what they were doing to Buffalo Speedway. Guess we have a year of const to look forward to. Then years of R.O. const 🙃 It will be nice to get Alabama updated. I noticed on the Upper Kirby project map, they show Richmond (inside B.S.) to be complete. But it's not, it's still ripped up and scraped down, but no overlay yet. It's funny (actually, it's not), when they started scraping all the years of overlays from Richmond earlier this year, I thought "Great timing, there's no traffic on Richmond due to shutdown, what a perfect time to repave that street". So they scraped it from Kirby to Timmons several months ago, and... {crickets chirping} ...they have not done one single thing since. Four months of the least traffic we will EVER see in Greenway Plaza, and it sits there untouched. Not one minute of work (that I can detect) in four months.
  3. Update: Back in June, they told her it would be mid-July, maybe the 15th or so. Now she tells me they are shooting for an August closing. Clearly it is a moving target. If I was the developer, no way I leave that pole there. Unless that is some back alley angle, that makes the entire building look poorly thought out.

  5. I think she's on three. They have a, shall we say, less than prime unit 😬. It looks out thru some utility poles, on to a neighboring building.
  6. A friend who bought a unit in The Revere was told their unit should be finished by late June. She wasn't clear if anyone else had started moving in, or if that was just her unit, or whether that's the entire project. She's not a sophisticated new const buyer. They bought about a year ago.

  8. Looking out my window now, I see no activity at either "The RO" or this project. I can see both from my condo.
  9. I see, makes sense. Having said that, I think there are ways to still have a chiller, and put heat pumps in each unit. Much more cost-effective than individual compressors, and the minimal cost of a chiller is spread over the units. But maybe there aren't enough units for this to make a difference. Again, this comment is by someone who knows less than nothing about multi-family A/C. 🤐 If people are moving in, would love to hear from someone about how it turned out.
  10. Why would they use dozens of rooftop units? Why not a single chiller? Asking as someone who knows nothing about A/C in multi-family. 😶
  11. And that's a four week moving average (per the chart). If it dropped from 60% to 30% in a FWMA, the actual number is probably single digits.😢
  12. Wow, I had not heard that. There's a million (ok, slight exaggeration... half a million) Porsches in the inner city. I know my wife has to drive to Momentum Porsche way out the SW Fwy. She will be thrilled to hear this. I used to drive by Stahlman at least twice a day when I lived in Southampton. I'll have to make a point and drive by soon. Thanks for sharing and updating us!
  13. And today they have an excavator at work, tearing up the old foundations, and hauling them off by dump truck. Progress!
  14. I love the birds-eye view, as they swoop up and away... you can see Westheimer in front of it. A beautiful road, smooth pavement, traffic free, meticulously landscaped. Yeah, right. I live 100 yards down the street from The Paramount, and that stretch of Westheimer is the pits. Literally. Pockmarked, potholes, patches over patches, sidewalk broken up. I'm surprised the good folks of RO haven't used their clout to have it repaved. $50 bucks says Mr. Davis shows up in a tight white tee tonight.
  15. It is GT Leach, according to several articles. I know they often work with RD, but their reputation has taken quite a hit over the last 2-3 years. Surprised Davis hasn't brought in someone else. OTOH, they were probably low-bidder, and that's the quickest way to RD's heart.
  16. The article says they're going to break ground in 2nd Qtr 2020. But no mention of pre-sales. Isn't it common to have a 30-50% presale requirement before const begins?
  17. I believe you are correct. Upon closer examination it does appear to be an outside room AKA patio. Although I've never seen a patio that was enclosed on three sides. Sorta defeats the purpose of a "patio". That fan looks like a BAF Haiku. Superb fan, if that's what it really is.
