  1. Thanks, looks like scheduled to complete next summer. I was asking for purely selfish reasons. I need a new GP doc (mine retired), and this building is walking distance from me. I need to stay healthy until then. 😬
  2. Any idea when this is scheduled to open? As in when the first tenants will move in?
  3. Interesting. That area is getting hotter. Thanks for sharing. I'm not skilled in reading TDLR reports. Can we tell from that what they're planning?
  4. Vic Samuels was an amazing person. I had the good fortune to know him personally. He started at least three huge businesses--Houston Terminal Storage, Leedo Cabinets and Victory Packaging. Leedo manufactured apartment-grade cabinets (I had a business that did business with Leedo), and Victory Packaging was a billion dollar manuf of cardboard & boxes. Vic was as charitable a person as you'd ever meet, hence his giving the building away.
  5. Thanks for the update. I was just looking at this land last week (from 100' in the air), wondering when they were going to do something...
  6. I live right down the street from the failed Paramount. I just cross Westheimer and dog walk in River Oaks. Waving at everyone like I live there! πŸ˜‡
  7. Let's blame it on Covid... https://www.bizjournals.com/houston/news/2021/10/26/the-paramount-canceled-randall-davis.html A 25-story luxury condominium project that was expected to break ground in River Oaks late last year has been canceled, its developers confirmed to the Houston Business Journal. Houston-based Randall Davis Co. planned to build The Paramount near the corner of Westheimer Road and Willowick Road, just past Highland Village. The high-end condo tower was designed to house 44 standard units and six penthouse units, with advertised prices ranging from $1 million to $5 million. However, company CEO Randall Davis told the HBJ in an interview that the project has been shelved as a result of the Covid-19 coronavirus pandemic. β€œWe opened the sales center (at 3723 Westheimer Road) in January 2020 and were supposed to break ground right before Covid hit,” Davis said. β€œBut Covid killed the momentum. We decided to take our lumps and move on.” Davis said the property where the development was to be built has already been sold to the owners of a Mexico-based furniture importer, who paid over $300 per square foot for the nearly half-acre parcel. Based on those figures, Davis’ company likely received more than $6.5 million for the property, though he declined to comment on the exact sales price.
  8. Hmm, should have taken a pic. Maybe it was the annual "we're doing some work onsite just to keep our permit alive". Although it looked to be more than that.
  9. I drove by this site yesterday. They were drilling core samples, and there were a few other pieces of construction equipment on site, that I had not noticed before.
  10. Thanks, appreciate it. I drove by this yesterday (yes, my weekly "mom visit" 😁). Good spot for a new development of some sort. Curious to see what Endeavor announces. Edit: I went to their web site, just to learn more, and it turns out one of my childhood buddies, who grew up literally across the street from me, is one of the founding partners. Small world!
  11. Yes, 5050 Woodway. Nice building. It's just my mom now, my dad passed away last year (just before Covid). I go at least once a week to visit her. Try to time my visits to avoid the worst of the traffic. I could never live in the Galleria area... too many cars!
  12. I'm surprised more hasn't been developed recently in that area. Great location if you like that area. My parents moved into a condo a block further down Woodway, back in the 1970s (they were pioneers of condo living 😁). Just outside their 5th floor windows is the Bordeaux Tanglewood Apts, owned by Jerry Finger. They always figured at some point, their view would be partially obscured by whatever development takes its place. Almost fifty years later... still waiting. And they still have a great view.
  13. Dear Astrohip, In prior correspondence I indicated we were working to open our Sales Gallery in September. However, the permitting Department at the City of Houston is inundated with permit requests and is further compromised by employee absences. Because interest in our twelve-story tower continues to grow, we are going to open our Sales Gallery in my personal offices at 1210 W. Clay, The Tribeca Lofts bldg. some 10 blocks from London House. You can expect to be contacted for a private, personal presentation within the next 30 days. My sales team will contact the large number of registered clients in the order in which received. Thank you for your interest. In the interim, marketing materials are being created. These will include but not be limited to: renderings, drone views, completed floor plans, Standard features, Penthouse features, and an extensive list of upgrades available to all clients. In addition to our β€œbest of the best” features and finishes, it is important to note that early buyers have the ability to fully customize the floor plan of their choice, combine residences, or purchase an entire floor. In a world continually changing, features relating to home health have become of paramount importance. I have therefore included several additions to our standard building specifications which address this important issue for your benefit. Also, on display will be a vast selection of cabinet finishes from Eggersmann cabinetry, a world renowned 100-year-old German firm with a beautiful showroom at the Design Center on Woodway. You will have the opportunity to work with one of Eggersmann’s β€œORGANIZERS” to assist you in your favored kitchen and closet designs. An extensive selection of wood flooring will be on display along with a variety of stone selections. I have also chosen Select Title at 2229 San Felipe (1/2 block away from the site) for their expert service. They will also provide the rare opportunity of giving you a β€œbirds eye” look at the views over River Oaks, Downtown, and the Galleria. This is made possible because they have access to an observation deck on the 9th floor. Get ready, the views are breathtaking in every direction! So, in summary, we are a step or two away from making our London House presentation a reality. And, as per my many other developments, an early buyer discount will be in effect. You will be offered floor plans ranging in size from 2,300 sq. Ft. to 4,400 sq. Ft Penthouses or an entire floor. I suggest that you do not hesitate on a buying decision as this very, very, exclusive address in River Oaks is limited to 23 exceptionally fine-tuned and curated residences. We look forward to making London House your new home in Houston. Sincerely – Randall Davis
  14. Really looks interesting. My first house (1979-1982) was right around the corner, on E 10th, one block down from Studewood. Amazingly, it's still there, amidst all the newer townhomes & mini-mega-mansions. The Heights is barely the same place any more. Great to see how it's kept its eclectic feel. I paid $39,000, and sold it three years later for $42,000, to a friend. Felt like I had made a killing! I loved living there, the commute was great (I was working at the building we've been discussing in the Warehouse District thread), but I was getting married, and a small place, with one bathroom, and no central air or heat wasn't going to cut it.
  15. Here is a pic of the backside of the building, Sterrett St. The rail line ran parallel to the back. Those overhead metal doors were where we unloaded. And yes, the high dock is what's known in the warehouse biz as "dock high". Here is where the incinerator was. This is a Google Maps Street View. It's the blue area on the right. It used to be covered with wood siding, not sure when it was plywooded and painted blue (after my time). The blue area on the left is brick (office). And the brick on the right is warehouse. There's a ramp that leads from the street up to the incinerator, so you could empty the ashes. I'll see if I can find a pic of that... Yep, here's a pic with the blue plywood removed, showing where it was. It was very common for businesses to have their own incinerator back then.
  16. It was the "Warehouse District" long before it was called the Warehouse District. πŸ™„. Going back at least to the early 1900s or so, companies were building warehouses and manufacturing/fabrication facilities in that area. Proximity to downtown, plus Houston just wasn't that large back then, so you didn't have to go far to be on the outskirts. There were dozens of buildings in that general area north of Buffalo Bayou Bute Paint was there (as mentioned above by @hindesky), built in 1909, now an RD loft (his first, AFAIK). This building (813 McKee) was originally built by Houston Sash & Door in the 1920s. They had a large wood fabricating facility, plus distribution and offices. They also had an incinerator on site. The foundation of it was still there, although the tower (smoke stack?) was dismantled decades ago. I bought the building in 1977. Rail access was critical for us, as we would get much of our product that way. There was a rail line on the back side of the building, Sterrett St. We used it until the mid-90s.
  17. Thanks, that's correct. I had forgotten that BO has that one little drop-down extension that dips below Bissonnet. While it's colloquially called Southampton, it is part of the BO Civic Assoc. Good catch! I had forgotten about University Place super neighborhood. Yes, "everything" is in UP. But I don't think it has any platting formality, just an area designation?
  18. I used to live across the street from this (across from Fleming Park actually, which is across from this). While the plat is "University Place", that area is more commonly known as Southampton, even though technically it butts up against it. Do we know what kind of project yet, other than "multi-family"? If it's like Chateau 10, I think most neighbors will welcome it (or not squeak too loudly). If it's a repeat of the Ashby High-rise fiasco... πŸ™ˆ
  19. Latest update from Randy... Randall Davis here…I want you to be the first to know about my up-and-coming development LONDON HOUSE. We are in the later stages of design for this curated mid-rise condo. The opening of our Sales Center at 2323 San Felipe in River Oaks is scheduled for September. LONDON HOUSE will reflect aspects of residential developments in London, and as importantly will fit nicely with neighboring residential properties. The mid rise will ascend twelve stories and offer 23 exclusive fine-tuned and vastly appointed condos ranging from 2,300 sq. ft. to 4,400 sq. ft. There will be 19 standard homes (with only 3 exclusive homes per floor) and 4 Penthouses on the top two floors. Each condo will have views to River Oaks and West to the Galleria, or north to River Oaks and East to Downtown. Drone shots will help you determine which view is preferable for you. Each condo will feature a large terrace. All condos will offer reserved parking and there will be private enclosed garages available as well. Most homes will have private elevator entrances. Simply park and take the elevator which opens into your new home for privacy. Concierge services will be available for your convenience in the lobby. Pet friendly features are in the planning stages. Take advantage of being one of the first to visit the Sales Center for a private showing as you are one of our preferred clients. Periodic updates will be forthcoming, please take a minute to join the mailing list. We look forward to you visiting London House! Randall Davis
