  1. Mosaic is not a good value at $350-$400 psf, if that makes a difference to you. You might try the Bayou lofts. They are worlds nicer than 2016 Main, and not that much more expensive on a psf basis when you account for lower maintenance fees and the city tax exemption. The units are generally under 1000sf and a few are listed for less than 200K.

    The Bayou Lofts are nice, but there isnt anything at or near the $115k mark :(

    2016 Mian has lower priced units that can be updated, a nice project for him, which is well within my budget at present. I like the fact that the METRO rail is right next to the building. My concern is the safety issues. Not worried about that for him, hes a big boy, he can handle it ;) Im worried about safety for the wife when she undoubtedly visits him 3 or 4 times a week :D

    I have been reading comments about the area from the posters here in regard to safety, and some of them are a bit disturbing. :(

    As far as sq-footage....i was looking at between 500-600/650 sqft. Hes just a student ;) If he needs anymore than that, he can keep his happy ass at home. He pretty much has the entire second floor to himself and the finished area of the attic. I think the realtors call that a Texas basement ;) ;)

    I dont know. I think the idea is to get away from mom and dad, not having me around at his place :lol::lol:

    I will say again, the renderings of Mosaic are really impressive, just more than im willing to spend :(

  3. Need a gated community but don't have tons of millions for an estate. I know that South Shore Harbour has some gated communities - just don't know a realtor to help me find out what is in that community that I can afford. Was also hoping some new construction out there had some gated communities. Thanks.

  4. The website of the Mosaic has some photos taken from inside one of the condos. Out the window you have a good view of the city. It even had a counter/bar.

    I really like this development. Unfotunately it is priced at more than i am willing to spend at this time. I have a ceiling of around $115k. Anymore than that and the wife will banish me to the couch for atleast a week or 2 :lol::lol:

    I demand a lot from my boys and to date they have met and often times exceeded my demands. He has been asking for an apartment. The condo thing is my idea. I think its best to own than to rent or lease. So this i will make happen for him ;)

  6. I heard that Houston's METRO runs 24/7. If that's true and I moved to Houston, I'd get rid of my car and just ride it.

    Dont get rid of your freedom to rely solely on public transport. Its ok to have both ;)

    The little old lady i was speaking of in this thread no longer has to rely on METRO, i have personally seen to that. :D:D

  7. I would like to live in a condominium. No lawn to mow. I found a couple of those buildings in Houston. One is in Clear Creek. One is called the Mosaic near Hermann Park. The Mosaic's condos start at $164,000. If I win that $66 millon lottery tonight I plan to buy one. Does anyone on this forum live in a condominium? Would any of you like to live in one?

    I dont live in one, but i am looking around for one for my son. He will be 20 soon ;) The one i have been focussing on at present is 2016 Main.

  8. My mom drove the "Mom Mobile" as we used to call it. It was a i think a 1958/59 Rambler. Then she upgraded in the mid/late 1960's to the "beast". Went to a 1968 Ford Country Squire full sized station wagon with the hideous wood panelling on the side. That was riding in style then :lol::lol:

    My dad drove pickups for years when we were kids. ;)

  9. CBD is a place that's easier to get to for their out of town clients/partners/employees that come from out of town and it has a basic infrastructure (cabs/transit/restaurants/entertainment) that helps them do business better.

    I travel for work. My frequent US destinations are to corp. headquarters in Washington DC and sometimes Charlotte. I guarantee you i do not use public trains or busess to get to where i need to be once in these cities. Theres either a car waiting for me or an airport taxi. My European/Asian trips, i do not use public trains or busses to get to where i need to be. Theres either a car or an airport taxi waiting for me.

    Some of these destinations are similar to Houston in the sense that business isnt always conducted in the CBD. Having extensive rail or bus routes to these places is a bit silly if the catalist for it is to make things easier for people from out of town. Businesses dont typically rely on public transport, in the form of busses and trains for out of town meetings/business trips because it isnt always reliable or efficient. Places like the Energy Corridor.....I would bet a great number of the people that work there reside in and around the area. Thats another place that is becoming more self contained, with people living working and shopping in the same area, independent of the CBD-hence no need for extensive mass transit.

  11. The land becomes increasingly distant and inconveniently located. Speed limits aren't going anywhere, and even that won't matter, not with the exponential increase in traffic. Traffic volumes increase by a square factor, not linearly.

    Have you been paying attention to the types of developments that are taking place here? Far out or not, they are becoming more and more self contained neighborhoods. The trend is moving away from downtown as being the center of employment. Employment centers are shifting and are being located/expanded in areas where theres new development in housing.

    As far as the trend for density goes...............

    There are MANY MANY condos and townhouses that are built currently and are currently under construction which sit empty for months/years on end. Not everyone is in such a rush to run to an area where the housing sits atop of one another. Thats no different than living in an apartment.

  12. 3 million people is a lot of people. Is there enough land to accommodate so much single-family construction? The commutes from outlying suburbs are getting pretty ridiculous even without traffic; will there be a fundamental limit to how far people are willing to drive?

    Houston nothing but land and room to grow. Unlike many other cities, Houston isnt boxed in!

    I dont watch much local news but i am familiar with him and his past situation. Its always a very brave thing when you can admit you have a fault(s) and over come them. For that, he has my admiration ;)

  14. lol...I'm still confused. Are you meaning to use dependant when you're using INdependent?

    I think I get what you're saying.

    So my thought is this. There are always going to be people who want to live in the suburbs and not the city. Most of the time, you can't choose where you work. So those who have jobs downtown, yet want to live in the burbs will still be forced to travel to the cbd.

    Plus, like I asked before...are we just building these lines for commutes to work?
