    Probably should of been the way it was built in the first place, but I'll take it now than never. This should make it 100% dedicated lanes too? Also I'm thinking they're going to add the light switch feature that's being rolled out in some of the buses.

    It was 390' going off of the massing chart, so it should be pretty substantial in comparison to the surrounding area. It will eventually be dwarfed by the 3 others towers in this development if I got my expectations in check, to bad this part was shrunk due to what I suspect is a horrible period for hotels.

    I don't know if this is new news, but it's a good reassurance that they're still planning to build the other towers.

    In any case, seems ideal from a DG perspective, and the foot traffic in the park is still really good. Whatever goes in the lobby here has a very high visibility location, and the garage should do booming after hours business. 

    It seems to be slightly shorter or equal to One Park Place (518'), and considering the Embassy Suites is 242', I would say this one has 250'+ on the hotel. I think the tower is going to be 504', so it should have a pretty a huge presence in this part of the skyline.  

    Also a prime retail location, it's almost necessary to have park facing retail.

  5. They Just Recently uploaded the yearly Downtown at A Glance report, which can be found here: http://www.downtowndistrict.org/research-reports/

    Unit Occupancy: They didn't give an exact figure but going off of their household figures I can estimate it's around 85% (Most likely high 84%). Which is up from 83.1% as reported by @downtownian back in October. 

    Downtown Population and Units

    Household population: 10,142 people 

    Total Population (still don't know what else it's counting): 11,787 people 

    Number of units: 6,278 units

    Under Construction: 1,197 units

    Proposed: 579 (probably not concrete since we have the inside scoop 😎)

    Financial Aspects and Walkability Scores

    Average Apartment Rental Rate: $2,140/month (I think this holds Downtown as the highest cost rental submarket?)

    Rental Rate per SF: $2.35/SF

    Transit Score: 99

    Bike Score: 83 (could be improved, but we have a lot of bike lane construction going on don't we?)

    Walk Score: 92

    Greater Downtown Stats (2 mile radius)

    Occupancy: 89% (surprisingly good considering the past year)

    Number of Households: 32,898

    Renter Occupied: 69%

    Owner Occupied: 31%

    A very young population around the core.

    Population by Sex: Female: 56%, Male: 44%. Pretty big difference, didn't know ratio was that big. 

    Final Note

    2020 was a pretty hard year for everybody, and it hit the Downtown market pretty hard with it just recently barely regaining its footing. Covid hurt many of the businesses and people in Downtown, and made a few shut their doors permanently.  It has also halted the progress Downtown has taken to becoming a 24/7 neighborhood, and the insane increase in foot traffic we were seeing pre-Covid. 

    Now that 2020 has passed I have a good feeling 2021 will be a great year of progress for Downtown. Going off of recent trends there's a good chance it will return to its pre-Covid state (barring it doesn't start super-mutating and the vaccine doesn't work as intended) and eventually surpass its previous high (maybe later this year?). Now that we have the residential, and hotel infrastructure set, Downtown will have a much easier time coming back the downturn. 

    2021 should be a great year.

  6. Hot damn that's a huge update. @Paco Jonescoming in clutch again. 

    I'm counting around 52 floors with a good amount of taller lobby areas, so it's closer to around 56-58 stories in height. Might give Transco/Williams (whatever you want to call it) a run for its money. Hell, it might be our first 800 ft. tower which is surprising considering the amount of big ones Houston has put up.

    IMO the design is much better than the previous one, personally never liked the jenga tower designs so this is a welcome change.

    Ngl the bottom portion does line up damn near exactly with the larger tower.

    This is definitely setting up to be a multi-phase tower, with the second portion being added when the market gets back to normal. Hopefully, if there is a second phase, it will be sooner than later.

    Damn now we're turning into negative groupthink. SOMEBODY PRESS THE REVERSE BUTTON THIS IS GETTIGN OUT OF HAND. Lol, good thing this forum rarely if ever turns into a hivemind like most forums (looking at you reddit). 

     

    Personally, I like the design of this tower, it has pretty good interaction with the ground floor through well designed retail openings, and the crown gives a pretty unique rooftop not seen much in Texas. Overall, while it isn't the Neil Esperson Building, it's still better than the vast majority of high rises in Texas going up and existing. I think it's a good looking building, and adds a lot to the area. 

     

    If we're going off the best looking high-rises going up I would have to say The Preston, or that 39 story tower going up on Post Oak. These 2 towers are just astounding.

    Q3 occupancy of 83.1%. Seems to be underperforming Montrose/Heights/Kirby on occupancy although rates are holding up

    Not as bad as I thought, with all the doom and gloom being reported by the newspapers about the Downtown "emptiness", I was suspecting it was low 60%. Hopefully this shows that the recently revived Downtown apartment market is stronger than we thought. 

     

    I think this means we should be seeing a pretty good recovery Q1/Q2 of next year, with Q4 2020 slowly ticking up in occupancy. I'm expecting it to be back in the 89-90% range by the end of Q2 next year. Baring anything absolutely crazy happens.

    This might be a good sign for the giant tower planned behind the Sovereign in the plans/brochure. Since water/waste applications tend to be one of the first things a developers applies for when building a structure, from my observation. I think these specific apps are used by the city to give the developers access to the cities sewer pipelines, so that they can connect the buildings pipes to the cities'. At least that's what I can get from them. 

     

    Also makes me wonder how much longer the block the Allen House Apartments are on. I got an itch that they're going to start working on that block, and the block east of it soon. 

     

    Hopefully they get to the Allen Pkwy block soon, that part is probably the most exciting out of this whole project. Anyway, I could see them start tearing down the other blocks later this year 🤞, but it will most likely be Q1/Q2 next year.
