Have a floor count yet? The three Home2's in Houston are 4 and 5 stories, but aren't on top of a garage.

First pitch - swing and a miss, strike one.
Second pitch - swing and a miss, strike two.
Third pitch - more of the same, ring 'em up.

The "fins" look really similar to the 40 story high rise proposed at 1660 Post Oak.

Has there been any sort of news or rumors about this massive piece of land? They've missed several boom cycles now. Seems like something was planned at one point, just surprised that nothing besides that apartment has been developed.

Official PR release:
http://www.prnewswire.com/news-releases/surge-homes-launches-new-museum-district-condo-community-300337899.htmlQuoteLocated at 4819 Caroline Street, Museum BLVD is an $11 million, 50-condominium, mid-rise development, located in close proximity to the cultural and recreational amenities of the Museum District. Buyers can choose between lofts, one-and two-bedroom homes, and penthouses with large terraces and skyline views that range from 420 square feet to 1,099 square feet and include private, reserved parking in the gated garage on the building's first floor. Homes are priced from the $140s to the $340s, which are in contrast to the median home values of $745,000 in the Rice/Museum District market area, as cited by the Houston Association of Realtors.
Quote"In 2014 when we originally started consulting with thousands of Houstonians, we saw a great demand for affordable condominiums or townhomes for this great site on Caroline Street. However, we kept listening to our future homeowners and saw that demand shifted overwhelmingly towards condos in 2016. Houston's Inner Loop real estate market is clearly moving more and more towards affordable, worry-free new condos in sought-after areas offering walkability. It is the hottest residential product in the city right now," said Ben Lemieux, co-owner of Surge Homes

QuotePlans for the mixed-use project are still in the works, said Acho Azuike, COO and managing director of DC Partners, a local real estate investment and development firm that specializes in foreign investors.
The joint partnership is meeting with several architects, including Gensler, Powers Brown Architecture and HOK, to develop a master plan for the project. However, Azuike outlined preliminary plans for the unnamed mixed-use project:
- Luxury hotel, which will have between 150 and 180 hotel rooms. The joint venture is now negotiating with boutique hotel operators.
- Office tower: The building would have 200,000 to 250,000 square feet of Class A office space
- Retail: square footage has not been determined
- Residential condo/apartment tower, or a mixed-use hotel-condo-apartment tower: This tower would have between 80 and 100 condo units and more than 100 apartment units.

QuoteThe long-delayed renovation of a vacant downtown hotel is cranking up again.
A representative of the owner of the downtrodden property at 801 St. Joseph Parkway told the Houston Chronicle on Thursday that work is being ramped up in the hope of the 30-story eyesore becoming a hotel again within the next two years, or perhaps sooner.
"We are in the process of rehabbing the building," said Nadeem Nasir with SFK Developmenty, which owns the building. "We are currently in the design stages, waiting to get on the same page as a hotel franchise."
Quote“There will be a total strip down with brand new features added,” he said. “It will have a new face.”
When asked why they didn’t just tear down the existing structure, which has been an eyesore to commuters on nearby I-45 and visitors to downtown, Nasir said that they decided to renovate because of the cost, stating that a full tear-down and brand new construction would be at least $25 million.

That is a neat old building. Looks like a very inexpensive price for a condo downtown. $140 per sqft is attractive. Hopefully the noise from that bar won't be problematic for this building.
$140/sqft isn't bad, but that $1412 monthly maintenance fee is an absolute killer. -
