    The future of the Texas Medical Center is tied to The Baylor College of Medicine and CHI St. Luke's Health's $1.1B McNair campus. While JE Dunn is building out the interior of Tower 1, Tellepsen Hunt, a joint venture between Tellepsen and Hunt Construction Group, has started construction on the second tower. Once completed, the McNair campus will occupy 1.2M SF with 650 hospital beds across two towers. Completion of the entire McNair campus is slated for 2019.

    Under their "projects" tab, 3/10 of their other listed developments are W hotels (one dual branded with Element). @monarch could finally be getting his wish.

     

    Their other projects are a majority NYLO (5/10) and one Element.

    Unfortunately, at least for the immediate future, it sounds like this is just changing Hotel chains.

    We asked the hypothetical question to Michael G. Scheurich, CEO of Arch-Con Construction of Houston. “On a 35-story building with the excavation and foundation work done, I would say you are saving four to six months,” says Scheurich.

    Why does this matter?

    The Houston office market is in recovery right now. Houston has the highest office vacancy rate (21.5 percent) in the nation, according to a recent report by Marcus & Millichap. Houston leads the nation in sublease office supply – over 11 million SF, CBRE reports.

    So with Skanska’s new building hitting the market, the supply of downtown space will be even more bloated. And Skanska’s tower is coming quickly.

    The Ivy District, a 50 acre mixed-use development at Beltway 8 and Hwy. 288, is slowly becoming a reality after Pearland City Council approved of road development projects in late February.

    City Council approved an agreement with American Modern Green, the Ivy District developer, to extend South Spectrum Boulevard from Hwy. 288 to Kirby Drive as well as an extension of Promenade Shops Drive.

    The Lower Kirby Pearland Management District and Pearland Municipal Management District No. 1, are responsible for the $5.76 million extension of South Spectrum Boulevard to Kirby. The developer will contribute $1 million to the Kirby extension. If the districts are unable to secure financing on their own, the city and the PEDC will pre-finance on behalf of the districts and be reimbursed when the districts’ tax bases are sufficient.

    The extensions also include landscaping, lighting, drainage and other road infrastructure improvements. The projects are in the platting phase.
