The units will feature luxury finishes, a balcony and transformable walls and furniture, such as Murphy and wall beds, a coffee table that turns into a desk, a bookshelf that disassembles into chairs or a mechanical dining room table that collapses into the floor.
“This will change the way Houstonians live,” said Brandon Vos, a Re/Max Inner Loop real estate agent and marketing director for Ivy Lofts. “This is a more efficient way to live. There’s no wasted space.”
Prices start from $119,000 for a 300-square-foot loft. The larger units — 700-square-foot units and above — will start at $375,000.
Ivy Lofts also will offer several building amenities, including a residents lounge, a rooftop courtyard and dog park, glass-walled fitness center and yoga room, and rooftop pool with a wet bar, in-water seats, sun-tanning ledge, barbecue grills and a view of downtown Houston. The building will feature eight floors of podium parking.
$400-$535 / sqft, plus HOA fees.... no thank you, not for me.
Novel Creative Development has started to redevelop a warehouse on the site into a 10,000-square-foot sales center with four completely furnished units. The $600,000 sales center is expected to open in April.
“This was important since this concept is so new to Houston,” said Jason Franklin, a Re/Max Inner Loop Realtor who is consulting on the project. “We didn’t want to leave anything to the imagination. We want people to test this.”
Re/Max Inner Loop, which is marketing and selling the units, expects to sell all 550 units within two months after the sales center opens. Novel Creative Developments plans to break ground on Ivy Lofts in June 2016, with delivery expected by the end of 2018.

My bet is that it looks strangely like a casino floor...

I still don't get it...
East of downtown, desirable, sure... but mostly due to it's affordability and proximity to downtown. This project would make a lot more sense in uptown, downtown, med-center, etc. places that aren't quite affordable to their target demographic.

This is now 40% sold.

Two luxury condominium towers in the Galleria area have sold nearly half of their units despite being months away from completion.
Pelican Builders Inc. recently announced it has sold more than 40 percent of The Wilshire at River Oaks, a 17-story, 96-unit condo towerat 2049 Westcreek Ln. The Wilshire broke ground Aug. 4. An on-site sales center opened in late April.

You guys...
What if this is a ploy to get the NIMBYS to realize that the Ashby high-rise really isn't that bad.

My guide to this development: if monarch is excited about something, then it's definitely something I have never heard of.
Haha, and to add to that, likely something that I cannot afford.

Great news guys,
They moved two of the port-o-potties across the site for MAXIMUM EFFICIENCY.
Oh, and it looks like the foundation is coming along too...

Slightly off topic, though something I think is interesting...
While viewing the site on google's most recent street view, the smoke from Axis apartment fire last March can be seen from Ashby street.
the street name, ASHby, coupled with the smoke in street view and the angry NIMBYs is a pretty ominous sign.

You can never have enough seating...
They must really believe in that philosophy, because there's actually FOUR on site now.
Moving along nicely...
Have a crawler crane on site and starting some rebar work

I have limited information, but looks like this one is underway. The plans were approved for permitting on 09/22

Hey guys,
Wasn't sure where to put this, so please move if it's in the incorrect place.
I was browsing recent permits in my zip code and came across what looks like permits for a new apartment complex:
Which appears to be on this 3 acre plot for sale:
http://www.read-king.com/property/frankway-braeswood-blvd
So my questions to you guys are, how can I find out any more information on this project? Does the fact that permits are going through mean that these apartments are being built? Do you guys have any other means to dig up some more information? Do the numbers within "NEW APARTMENTS 1-5-3-R2-A (MASTER OF 5) 100% SPR 2006 IBC" hold any information?
Thanks, this is mostly for my curiosity's sake.
So far I have found the builder, Allen Harris as well as a small blurb that it will be "284 units of urban mid-rise apartment homes" to break ground in May 2016

Haha, just about every one of the 52 comments so far are negative...

Documents recently submitted to the city for the new residential project refer to it as "high-rise apartments."
Gregory said size of the building has not yet determined, nor has a construction schedule.
"This is a project that's ultimately going to deliver multiple years from now," he said.

“It’s been unanimously approved by our board and it’s moving very quickly,” McKeon, executive vice president, chief strategy officer and chief operating officer of the Texas Medical Center, said at an investor conference hosted by Midway, at Hotel Sorella in CityCentre.
A “collaborative development agreement” is expected to be completed soon, he added, and groundbreaking could start in the first quarter of next year.
