  1. Big Building = Big Foundation. Good things are worth the wait wxman.
  2. I'd be surprised if this or One Market Square were built in the foreseeable future. There's about 3.5 million square feet of new office space opening up in the next four years between 609 Main, 6 Houston Center, 800 Bell (with the renovation) and the Capitol Tower (I still think that will end up being constructed). I have yet to see significant tenants announced for any of those projects. In terms of 'dream construction,' I would much prefer that complex at 7200 Main be developed for BioTech companies to locate near the TMC. The proposals for 5 Allen Center have never really excited me, and One Market Square, although a cool design, happens to sit on land that I think would be prime for high-rise residential development once Hines and the other 40-story apartment building are constructed. It would be neat to have Market Square as a residential hub.
  3. That's true. From the small sample size I have seen, a "sale" is typically announced only after closing (in legal terms, I consider the "sale" to occur when the sales contract is signed as that is when the buyer can enforce specific performance against the seller to convey the property).
  4. I cannot find a recorded conveyance on Block 368 in the real property records. The last Warranty Deed I found was to Southwest Bank, N.A. (now known as Amegy Bank, N.A.) back in 2002. Looking at similar areas, I did find a Deed for Block 90 at 720 Rusk from 720 Interests Ltd. to a "Houston Level Office Investors, Inc." Currently, I only see lowrise offices at that street address.
  5. I am not sure top journalism talent would really target any Houston newspaper. At this point, the New York Times, Washington Post, and (for market coverage) Wall Street Journal appear to have the lion's share of the newspaper market.
  6. Well, the Downtown property should command quite a bit of interest from developers. One Market Square has not, to the best of my knowledge, been able to secure any financing. I tend to think the existing parking lot at the south end of Market Square would be better suited to residential development. The Chronicle building would be a nice plot for another office tower.

  8. Office or multifamily would be nice. I am more excited about '50 stories.' This might be the 2nd tallest building in Uptown, and would make a nice counterbalance to the Williams Tower in the skyline.

  10. Another lawsuit has been filed on this site. Sand v. 2229 San Felipe, LLC, et al, cause no. 2014-40441 in the 165th Judicial District Court of Harris County, Texas. This new suit does not seek an injunction against construction, however. It merely seeks damages relating to lost property value. Copy of the Petition has been attached.Sand v 2229 San Felipe.PDF

  12. The Mighty George Springer is regularly hitting 400' plus bombs. Singleton is still a work in progress. The Sweep of the Rangers was very nice.
  13. Parsons not matched. We sub Ariza for Chandler. Ariza is a better perimeter defender and spot up shooter, so he might fit better in the Rockets' system. We should have an $8.3 million trade exception for Jeremy Lin. We could pair that with Nick Johnson and a couple of other assets (e.g. 2015 NOLA 1st rounder) to see if Boston might bite on a Rajon Rondo trade.
  14. Urbannizer just beat me to the Chronicle article. It looks pretty--like something out of Miami Beach. Look at that rooftop pool!
  15. What is that Mixed Use Development on Pgs. 136-37 of the HOK book in the link above? It looks a lot more conceptual (and thus much further from development), but the book did say that it was to be located in Houston.
  16. The Confidential "Build to Suit" inside the West Loop is the Amegy HQ. I am curious as to what Hines is building just outside of the Loop. Getting back to topic, this project wouldn't take the place of the Richmont Square apartments owned by the Menil, would it? The location looks close to those apartments, and I think the northern bank of the same was demolished for the Menil drawing institute (see below). http://swamplot.com/menil-drawing-new-drawing-institute-onto-back-third-of-richmont-square/2013-11-04/ If the Menil were to commission a new MF complex, I'd be surprised if it were a highrise. The Menils preferred to keep the residential character of the neighborhood. Of course, if this is not related to the Menil, a highrise would not be out of the question.
  17. That would price me out, so I'd hope your neighbors could see the light (so to speak). Townhome development drives up tax valuations for the land, but can bring in plenty of amenities (e.g. more restaurants).
  18. Because this is the first development in the area, cheaper development costs would make sense to minimize risk. I don't think this will command the rents seen in Montrose or closer to the Heights (I'd be surprised to see occupancy at rates north of $2.00 per square foot). I don't think this will be the last of what we'll see on the Near Northside.
  19. What sort of rents ($ per square foot) is this looking to command? I am not aware of other such MF developments in the Near Northside.
  20. It's hard to tell from the record, but it appears that service by certified mail was permitted for Gilbane Building Company in the lawsuit related to this building. Gilbane was only just served on June 30, 2014. I would expect that some movement in the lawsuit would occur soon, if the Plaintiffs want to pursue a temporary injunction (the likelihood of success for such I find much less likely than it might have been a few months ago).
  21. Glad to hear AmREIT said no. I quite like their plans for Uptown Park and am looking forward to seeing what goes up on the San Felipe and Post Oak site.
  22. Call it "Little Woodrow's Lamar". Both for the location and for the make-up of its potential clientele. That is a little ways a way from the major throughfares of West Alabama and Richmond, and doesn't seem to fit Little Woodrow's M.O. for their newer locations near major streets. Are they going for something more akin to the Rice Village location here I wonder?
  23. That would be very, very neat. I am curious as to whether the proposed height restrictions in the medical center are accurate. I have always thought that might be something of an urban myth (similar to the Texas Commerce Bank building being limited to 75 floors by the FAA) and that there just has not been demand by hospitals to build anything taller.
  24. It will have a light up feature on the top. I am glad to see that. The nighttime skyline will continue to improve, albeit incrementally.
