  1. I like the increased size of the project. A 34-unit development remains small, but will add continued density inside the loop. I am hopeful that midrise condos become successful, as I think they can be a higher revenue generating alternative to townhomes (less square footage can be wasted on staircases) that will lead to more walkable neighborhoods.

  3. I lived near Mt. Vernon Triangle in DC during law school. My first thought is of the Safeway located there below the City Vista apartments. I have stated before that a similar arrangement could work here in Houston (although my preference is for an HEB). Glad to see I am not the only one.
  4. Mollusk beat me to it. It will be nice to have additional folks Downtown to support various types of retail. I tend to think additional residential development creates a sort of critical mass that will make Downtown attractive to everyone as additional cafes and shops can follow.
  5. Has there ever been a proposal to put light rail down the center of Kirby? It seems that a light rail moving down Kirby toward the Allen Parkway into Downtown could be quite useful. Kirby, as has been mentioned here, has similar facets to Post Oak and rail might be a good way to move some folks around. Of course, there is the 'River Oaks' problem for the sections of Kirby further north.
  6. That building looks very nice. I really like the product Hanover produces. I agree that a Hanover Downtown residential tower--if it looks anything like their recent highrises--would be lovely.
  7. Given Hanover's luxury brand of apartments, it makes sense they would pick up the "River Oaks" moniker. I have to wonder how much more luxury multifamily Houston can absorb. There is a lot of luxury inventory that has yet to be delivered.
  8. Is One Market Square a go? I have not seen an announcement on it. Also, to echo Urbannizer, is there a new Hess Tower? I thought their ops were by Discovery Green.
  9. It looks like it will add greatly to the nighttime skyline. The video looks fantastic.
  10. http://www.houstonchronicle.com/news/politics/houston/article/City-could-net-22M-on-unusual-land-deal-5647847.php It looks as though Alliance is putting up about $1 Million in earnest money, although the article suggests less than that will be at risk while Alliance does the due diligence. 10.5 acres is a significant chunk of property on which to spread an apartment complex. Alliance wouldn't need to go too high in order to get a reasonable return on their investment, although I would not expect a garden-style development on the site. This would be a prime area for an oversized rooftop amenity deck with several pools, grilling areas, and cabanas with downtown views.
  11. The above sketch does not indicate the roof of the building. I wonder if this will end up having two pool decks, including one on the roof, to keep up with Market Square Tower downtown.
  12. Brookfield does not appear to be in any rush to build. I agree that this would be a wonderful spot for a new tallest-building-in-the-city. Brookfield can wait for other projects (609 Main, 6 Houston Center, Capitol Tower) to be completed and filled to look for tenants. The difficulty is finding a tenant that would demand and be willing to pay a premium for the recognition a supertall would provide. Oil companies have the money, but do not seem to have the interest in plastering their name on a supertall. We really need some good ole fashioned ego to get involved here--someone who wants to "leave his mark" on Houston.
  13. So, it looks as though Five Allen Center is still alive but in hibernation. A 50-story tower, properly done, would be very attractive in that location.
  14. The new Micro Center site is starting to take shape. Amegy is taking their time releasing renderings of this building.
  15. Triton--it must be a see-through tower, kind of like the light rail in the picture.
  16. This looks to be quite preliminary. The design reminds me a bit of the W Victory in Dallas. I think it could be easily tweaked as a W.
  17. Thanks for the link to the other thread cloud713. Getting back to topic, I am happy to see additional development next to the Hyatt Regency. A Hyatt Place fits the bill nicely for Uptown and gives Hyatt an offering between the Regency and Hyatt House concepts. I've thought the Astroworld lot would be a great site for a Grand Hyatt. It would be a great convention hotel for OTC.
  18. I thought Landry's owned the land south of its headquarters. I'd be surprised to see him allow another concept to be built there. I don't know if the lot north of the Landry's HQ would have enough space to accommodate a Grand Hyatt.
  19. On the bright side, this should at least lose its half abandoned character. The site will remain a prime redevelopment site when the leases run out.
  20. It sounds quite large indeed. W seems to like highrise hotels based on their offerings in Dallas and Austin, and so an Uptown highrise would make sense.
  21. 40-stories is not bad. I think that would put this tower in the ballpark of 500'. Here's hoping it features a lighting feature (yes, this is my version of GFR) to add to the Uptown skyline at night.
  22. HCAD lists a 'Pirogue Management' as the owner of the improvements on this site. Something to keep an eye on in the coming weeks.
  23. I'd want a partial glass ceiling as an escape route if I were to work at what might be Ground Zero of the zombie apocalypse.
