Is anyone aware of new condo towers (not retrofits) in the South being built without balconies? These 4 leaf towers were built at a time when Houston planners and developers believed things like: encasing downtown in bridges of enclosed moving sidewalks was the best path forward. Really, who needs fresh air?
Today, we are spending buckets of money on sidewalks wide enough for street cafes and new high-rise and mid-rise residential structures all come with balconies.
As a result, the 4 leaf towers look dated to me.
They were dated from the start. And you should see the interiors.

You're right. But still - we need a great hotel on Kirby. We need it!Greenway Hotels are business orientated (most in this city are), but there are plenty of options at both to walk around and eat. One of them is on the light rail with access to the park & midtown/downtown .

renaissance... ZaZa... There's plenty, but you're right. Kirby is quickly evolving into a strong enough market to support something fresh and expensive.
Zaza isn't close to restuarants and shopping and Renaissance is kind of a weird location unless you're seeing Joel Olsteen. When we have business people come in we out them at the zaza but it would be more convientent and I think a better experience for them to be in Upper Kirby. They could uber or walk to a lot of restuarants or the Village. Plus the newly improved Levy Park right behind it.

I saw these a while back. I'm not sure if they're still the current plans or not.
IMHO - upper Kirby could support a bigger hotel. It would be the only new hotel near the heart of River Oaks without crossing rr tracks, plus it would be close to west u and rice village. Of course there is the tragic And tired Doubletree next to Lakewood - but seriously who would stay there?

But seriously - people call anything within a 10 mile radius of River Oaks "River Oaks this, River Oaks that". It's called marketing.West U has zoning and Fenwood is absolutely zoned single family residential, so it has to be Shakespeare

I don't think there will be a bad view in any direction. And yes - you can see this building from all over!

This is another project where a Randlall Davis project is blocked (finally after seeing that jail like back side for 10 years) and they tried to sue to stop it. Let's see if the Cosmopolitan tries to stop the 40 story on PO and San Felipe. (And I was actually being insensitive to the downtown jail that is nicer looking than the backside of the Renoir!)

It's going to happen. It's very deep into the interior designs now and they hired a New York designer to help.

Off this subject - sorta -but have you noticed the Hanover building on Montrose can be seen from all over now? It's incredible. And when regent square gets built it'll make Allen Parkway look incredible. It just needs a cool top so we can enjoy it (and I don't mean a styrofoam diamond!

40 would look good there. 85 would be better but we must take what we can. How tall is the AIG building - could look good that distance from each other.

I heard today from a good source that a 40 story residential tower is actually in final stages of development here. Anyone have the scoop?

This sounds awful, but I'd rather live in the Cosmopolitan and have a view of this new tower than to live on the north side of this new tower and have to look at the Cosmopolitan.

Has any tower ever been stopped because it impeded views of another tower in Houston?
Rather than saying it blocks our view they will say "traffic, egress, shadows, etc forgetting that their building does the same thing. Many of the things Used against ashby and unsuccessfully the Hines tower on San Felipe.

Frankly - we at haif have no say in whether or not this happens. But we would be foolish to wish it to happen elsewhere - as that could happen. Dallas or San Antonio would be thrilled for such a campus.
I say yes! Let it happen and UH can up their game too.
