  1. You are correct on the ownership of the Tower. To be absolutely and technically correct it was a capitol lease. The only thing I don't understand is couldn't they temporarily relocate those people to a different garage at their expense? Then once the new garage is done bring them back. I just shared what was explained to me so don't quote me on it but I considered the source pretty reliable.
  2. I might be able to provide a little more clarification on the parking situation. As has been explained to me, the parking situation is due to a perpetual easement on the property where the Houston Club now stands. Texas Commerce Bank once owned the JPMorgan Chase Tower, Houston Club Building, and 712 Main (Gulf Building). This of course then became JPMorgan Chase property when the banks became one. When JPMorgan Chase decided to sell the properties via contracts (iron clad) they placed a perpetual easement on the Houston Club property where they must always provide parking. So as it stands that property must always provide parking for the bank
  3. It's better than what was/is there but would have preferred taller and more park. I think my dream scenario would have been a OPP style complex at one end with the rest as a park. Then let other developers build high rises around like a mini Central Park but I digress. I look forward to seeing the development unfold and getting more infill. The high rises will come.....I hope
  4. Not to crazy about the location other than its by Discovery Green but just another sign that downtown is growing in all directions. http://blog.chron.com/primeproperty/2014/05/craft-cocktail-bar-to-open-second-downtown-location/
  5. I know this is a taboo subject but it must be asked. Where are people going to park? I imagine valet only similar to the Stephen F Austin Intercontinental in Austin but what garage will they use?
  6. Not sure but it looks like another sliver came off. The opening looks wider

  8. From earlier today, also included a pic if the Magnolia Hotel. It really is a beautiful building
  9. Looking at the colors they have chosen it's going to have a modern clean lines feel to it...or just wishful thinking on my part
  10. Using the same logic and given that the developer has spent substantial money on legal expenses I vote that if the value of the adjacent properties actually goes up (more likely than go down) the respective owners pay the developer royalties for making them richer.
  11. You even got the train on that second picture, nice work.
  12. Well let's keep it going. From earlier today
  13. My point was literal as to say that it actually is at UT. However, I digress and agree with the above points. Heck half of the Texas Medical Center has affiliation to UT thru MD Anderson when you look at it that way. Anyway, like arche said, good to see new school construction in Texas regardless.
  14. The project broke ground this week. Several buildings will be built in phases. It will be crazy how dramatic this area will look in a couple of years. Proud that a new medical school at a top tier university in years is being built in Texas. Link to master plan pdf: https://www.utexas.edu/operations/masterplan/documents/MedicalDistrict20130509.pdf
  15. Glad to see they are continuing to invest in their hometown. One small correction though. Think the site you are reffering to is bound by: Hutchins, Pierce, and Jefferson. Drive by it all the time coming/going to work. Been under construction for probably 2+ weeks.
  16. With a high end hotel accros the street a perfect scenario would be the Sakowitz building be restored into a high end department store. A great example would be Nordstrom’s. They are more rare than others so it would be an automatic draw for people to head into downtown and from my understanding since they are higher end they don’t require quite as many sales as other would to remain in the black. In addition Nordstrom’s flagship store in Seattle was restored from a previous department store much like the Sakowitz building would need to be.
  17. Heard this weekend should see some activity
  18. Took this on my way to work this morning. It looks like they did some work on the exterior of the garage
  19. I am not sure of the name but in Pennzoil Place at the corner of Milam and Capitol there is a tiny cafe that always seems packed. I almost want to go check it out because of how full it seems which is probably due to its size. With that said I think the retail size isn’t bad and if small it may get full easier which will mean more retail will need to open….
  20. Work has picked up, that circle entrance thing closest to the street has now been wrapped in glass. Not sure what that means for the rest of the building.
  21. I cannot disclose the relationship but I personally spoke to someone who is ACTIVELY working on the tower project from inside Chevron. That conversation took place this year. They echoed what has been said on here wich is cash will be set aside/earmarked at the end of the year. They stated that unless something drastic happens once funding becomes available the project will move forward.
