    I actually really like the esplanade-esque parking idea, except with a bike lane added. It holds everyone accountable. Of course it would only work on wide, two-way streets but maybe those are exactly the type of streets you would want them on. Think South Congress in Austin or Washington Ave in Houston.

  2. That's true that some universities contract portions of an apartment complex to cover overflows from on-campus housing, but I don't see that being a major issue at UH or TSU. I would imagine that it's not illegal to rent only to students as long as there is a defined policy saying so and all student applicants are treated equally (part-time vs full-time, not required to attend a specific school). I think that's the same premise as senior citizen apartment communities, but those may have government oversight similar to low-income housing.

    I actually pulled the SWPPP out of the plastic tube and it says they will rip out the slab and seed the lot with grass until future development starts. Maybe they meant they will leave it until the building comes down?

    If this is more than just a paper project, I can see this spurring a lot more residential development in midtown, which is a happy thought.

    The developer, Rice Management Company, control's Rice University's $8B endowment. They're not wanting for funding.

    In my opinion, they are building a dock. You are correct about the bulkhead, which appears to be multi-leveled. And at the back of the excavation you can see where they auger-ed out holes for pier forms which I assume is for a retaining wall. I wonder if they're imagining a water taxi from downtown.

    The site will rebrand by November. The site currently has about 200 RV spaces and will add 400+ more. The clubhouse and pool will be updated to Margaritaville's dining options. Additional pools and unstated amenities may be added in the future with the potential of a Margaritaville branded lodge or hotel down the line.

    Interesting. I had heard rumors about this brand opening a resort on the East End of Galveston, but this makes much more sense.
