According to the workers on site, they are tearing the interior down to (and replacing) the studs. All of the suite footprints will remain as they were before the fire, although a full refresh and bringing everything up to current code should make finding new tenants considerably easier. They weren't sure about the exterior, but I would imagine that would depend on the remediation staying under the insurance budget and the landlord not being a total cheapskate.

There's a ground-floor retail space available on the Travis side of the parking garage. This is likely a small theater for comedy shows and improv.

Since the last update, stormwater detention and driveways have been added. Work has started on the townhomes as well.
I was told by a neighbor that the car dealership at McIlhenny & Caroline (Delta Auto Alliance) will be moving into the former warehouse across the street. I never noticed one, but I guess there's a roll-up door somewhere to get the cars inside the building.

Placing the majority of the parking in one garage is actually extremely well thought out. Adding parking into each block is difficult to undo. However, a mammoth parking garage can be demolished if user demand shifts toward public transit, or remain if Houston continues as a car-centric city.

Barkley's, the dog bar at 2300 Louisiana St, has announced that they are permanently closed. According to their social media post, a new concept called Hadley Icehouse will follow at that location.

Couldn't find another topic to put this in. The Sacco Company store (part of the building at San Jacinto & McIlhenny) that recently burned is in the midst of remediation. Crews have been working there daily and all other building tenants have had their leases terminated. It appears the whole building will be remodeled.

Rose Gold Lounge at 2301 Main appears to be in the middle of a remodel. Any word on what this might become? @IntheKnowHouston

I would love to hear a realtor try to explain the market for a property in the center of an apocalyptic hellscape. The current highest and best use for this building is as a budget-friendly filming location for a zombie movie.
Asking price does not set the market, the sales price does (kind of).

I was absolutely shocked when I saw the scale of the project. Looks like they've made significant progress since I was there in May.
