  1. They've started the interior finishing on the South side. Exterior looks almost halfway, with a driveway pour likely next week (assuming they don't start digging for the pool next).
  2. So much for my asbestos theory. They have started clawing into the office building and I would guess it will be completely down by the end of the week.

  5. In my opinion, this development will actually improve most of the issues you mentioned. New dense construction usually requires upgrades to sewer and utility systems, so that would likely take place in the near-term (before or during construction). The city now requires developments like this to install underground detention for stormwater runoff. More residents will add eyes and feet on the ground to report the dangerous activity. And increased activity usually causes the bad actors to relocate. I'm not sure how you know the mindset of every person who lives in a high-end apartment complex in a diverse city. Who knows, maybe they will patronize the LGBTQ bars and increase their profitability. I try to remember that the identity of a neighborhood is fluid. Change is not always a bad thing.
  6. I actually pulled the SWPPP out of the plastic tube and it says they will rip out the slab and seed the lot with grass until future development starts. Maybe they meant they will leave it until the building comes down?
  7. I'm cautiously optimistic that something is already in the works here. The SWPPP posted at the jobsite entrance on San Jacinto has a work end date of December 2025.
  8. The developer, Rice Management Company, control's Rice University's $8B endowment. They're not wanting for funding.
  9. In my opinion, they are building a dock. You are correct about the bulkhead, which appears to be multi-leveled. And at the back of the excavation you can see where they auger-ed out holes for pier forms which I assume is for a retaining wall. I wonder if they're imagining a water taxi from downtown.
  10. Check out the other thread. This was originally pitched as a high-rise with a restaurant on the ground floor. Now it appears they're doubling down on the comical architecture which most likely means no GFR.
  11. Interesting. I had heard rumors about this brand opening a resort on the East End of Galveston, but this makes much more sense.

  14. Any chance this one will start rising at the same time as the Broadstone Eado project? East Downtown/East End are on fire with multifamily at the moment.

  20. The facade is all new. The mixed color brick is a weird attempt to make distressed plaster look. I am not a fan.
  21. Even if the garage demo is all that's planned, this is such a huge symbolic step forward for the area. Just removing the atrocious smell is a godsend.
