  8. Lovett Commercial recently created a listing for 1505 Oliver St, the site of former warehouse for Custom Homeworks. The property was purchased in 2017 ( I think ). It's been marked in previous marketing materials for other Lovett projects as a possible redevelopment, but there was never a listing or any other details online for 1505 Oliver until recently. Within the last month or so (possibly mid October to early November), Lovett Commercial updated its website to include plans for 1505 Oliver St. https://www.lovettcommercial.com/properties/houston/1505-oliver-st- (archive link) This is part of the Dock High District (I think) within the Sawyer Yards. The property sits next to Lovett's other development at 1201 Oliver St (thread about that here - the thread was in the Other Neighborhood forum where I created it, but mods move it to the Heights forum though it is not part of the Heights area.) But a few months later, AmREIT was purchased by South Carolina-based Edens Investment Trust, and any changes to Uptown Park were tabled. Until now. Starting in 2018, Edens will begin a multiphase renovation of the 168,626 square feet of retail space comprised in the district, said Tom Kiler, managing director at Edens. The company won't be breaking ground on any vertical development anytime soon, Kiler said, though Edens hopes to eventually add either a hospitality, office or multifamily development to Uptown Park. In this phase of the redevelopment, front-facing facades of existing retailers will be modernized and simplified. Towering live oaks will be transferred and transplanted into shade-scarce parts of Uptown Park. To better connect the project's buildings to one another, small kiosks and green gathering areas will be installed throughout the development. New tenants coming to Uptown Park: Another restaurant will be added to Uptown Park, Kiler said, and ideally one that would cater to Houston's on-the-run lunch and dinner crowd. The company's currently in discussions for a "best-in-class" restaurant to fill the space vacated by Anejo last year and an entertainment concept to fill the vacated Champps sports bar space. Kiler predicts Uptown Park will gain a vertical project in the next development cycle, but isn't sure what kind of development it'll be. Edens is a longterm holder and isn't planning to sell Uptown Park. Any new hotel, office building or multifamily development wouldn't replace any existing retail, Kiler said. The company's currently in negotiations with at least one prospective tenant for any of the project's empty retail spaces – by October 2018, Kiler said the project should be 100 percent leased and well on its way to being 100 percent open for business.

  15. 2 new tenants were announced for Edge Realty Partners' redevelopment project in Bellaire at 5422 Bellaire Blvd: New York Deli & Coffee Shop and Bagel Shop Bakery. Both shops are part of the redevelopment of the center with the pawn shop ( Money Mart or Money Mart Pawn & Jewelry ). From CultureMap Houston yesterday: Bellaire residents won’t have to drive very far to get fresh bagels in 2020. New York Deli & Coffee Shop and its companion bagel shop, the 44-year old staple of Houston’s Jewish community, will add a second location near the Bellaire Triangle, partner Michael Saghian tells CultureMap. Saghian and his partners, Shaun Leva and bagel shop co-founder Ed Gavrila, have purchased a former drug store/pawn shop at 5422 Bellaire Blvd that will allow them to expand all of their current businesses: Houston Catering Concepts, New York Deli & Coffee Shop, and the Bagel Shop Bakery. Currently, the partners expect to move the catering business from its current home on lower Westheimer to the new facility some time in the second quarter of 2020; the retail spaces will open in the third quarter. The approximately 12,000-square-foot building offers enough room for HCC, a business that Saghian says delivers 45 to 50 corporate catering jobs every weekday, to expand its operations as well as provide a 5,000-square foot, 200-seat second location of the popular diner. The space will also have a private events room capable of seating 120 people. In addition to housing a catering kitchen and the restaurant, the new space will also offer a second location for the bagel shop. 20. Website for Common Desk at the Block in Houston. There are no renderings yet and no photos of the build out on the website or their social media. I'm hoping someone tells them the Houston office is not in EaDo but Second Ward. https://thecommondesk.com/locations/eado-houston-coworking/
  21. Last week, another tenant was announced for The Block, Ancorian's new Second Ward development at 2339 Commerce St: The announcement provided insight on the coworking office reported over the last two years. Ancorian signed Common Desk, a coworking office from Dallas. I think the address Houston Chronicle reported from the press release is wrong. Instead of 2339 Commerce, the Chronicle lists 2339 Canal St. From Houston Chronicle last week: Coworking company Common Desk opened its first location in 2012 in Deep Ellum, a neighborhood just east of downtown Dallas known for its arts and entertainment venues. The company saw similar characteristics in Houston’s EaDo, where it's planning its newest outpost. Dallas-based Common Desk will occupy 25,000-square-feet in a warehouse redevelopment project at 2339 Canal St. called The Block. “EaDo reminds us of Deep Ellum,” Nick Clark, CEO of Common Desk, said in an announcement. “It has the cultural authenticity and significance that we as a brand love to build a foundation from, offering the diverse variety of concepts and convenience you want from a submarket, without the congestion and parking difficulties you might find in a central business district.” The new EaDo coworking space will have shared desks, eight conference rooms, private offices and suites for larger teams. Amenities will include a fitness concept, an outdoor patio, coffee shop, wet bar and shared kitchen. It will open next summer, the company said. 25. This thread was originally created September 30, 2019. I'm reposting / reupping this because this post and other content from me are no longer available on the forum due to a mod removing my account and its content in "error" (supposedly). The information may be outdated or no longer relevant, but reupping provides an archive to what was posted. It also provides a place to post future updates about this property if and when it's redeveloped An archive link of the thread before its deletion is coming. Mods, this is NOT in the Heights and it is NOT part of the Heights area. So, please leave this thread in the Other Neighborhood forum.
