This is one of those few and far in between rare moments when I agree with Ross. But he did take the words out of my mouth. Properties between N Durham and N Shepherd Dr are going commercial, with homeowners selling their homes to commercial developers. Infill commercial development in that pocket of the Heights is increasing by the day. Imagine living on one of those streets between N Durham and N Shepherd with new commercial businesses next door. There's increased traffic and noise contributing to a lower quality of life for homes next door. There aren't many people who'd want to live with that.

  4. More details on Half Price Books impending March 2020 closing from CultureMap. The publication also reached out to the building's owner for details and asked if another tenant has signed on. From CultureMap Houston on Friday: On Wednesday, November 6, it was reported that Half Price Books on 2537 University Blvd., a bookstore that has been at that location for four decades, will be closing its doors early next year. ..."Unfortunately, rent prices have gone up," says Emily Bruce, Half Price's public relations manager. "We couldn't afford to stay in the area." According to Debbie Sheets, property manager and leasing agent for Dutch Line Properties (aka the property owners), there were negotiations between with Half Price regarding what they could pay in order to stay. Sadly, both parties couldn't work it out. "We couldn't agree on a price," says Sheets. "The property's worth more than the rent they could afford." Bruce says the Rice Village location will officially close on Sunday, March 8. And although there hasn't been any plans to move the business to another locations, Bruce insists that "the management team always keeps an eye out for new locations."   5. 1500 Oliver St may be part of the Dock High District (I think) within the Sawyer Yards. The property sits next to Lovett's other development at 1201 Oliver St in the First Ward. The property is included on the Sawyer Yards Masterplan below. There is no listing of this property on Lovett Commercial's website yet, but that doesn't mean it won't in the future. Both 1201 Oliver and 1505 Oliver St were marked as retail development for a year or longer before Lovett published materials / announced plans for both. That could be true of this property.

An update on the Steigerwald Building at 2119 Dallas St, 77003 in Houston's EaDo: From Eater Houston: Sunset, a new rooftop lounge boasting “marvelous views” of the Houston skyline, is headed to EaDo. The project from second-generation bar owner Dominic Moreau will debut at 2119 Dallas Street. There’s both a 1,600 square foot patio and an indoor area separated by a glass partition, which allows for optimum outdoor viewing no matter where patrons are seated. In a statement, Moreau says that he fell in love with the third-floor space when he saw it, and was compelled to open a bar there. The indoor area will be conducive to live music and game-watching on one of the many TVs planned for the bar. Sunset’s cocktail menu will focus on a variety of martinis, which happen to be Moreau’s favorite drink. Get ready for vibrantly colored cocktails — a press release states that the libations are “inspired by sunsets around the world.” Local craft beer will also be on offer. “I wanted to do something different in what’s quickly becoming Houston’s most up and coming neighborhood,” Moreau said in a statement. This is the property next to Lowell Street Market in the Heights area in Houston. From Houston Business Journal this evening: A new retail development is going up at 726 W. 18th St., between North Shepherd Street and North Durham Drive in the Heights. The project, called Lowell Street Annex, is unrelated to the Lowell Street Market development next door — the names are merely similar. Matthew Dunn, an associate in the Houston office of Dallas-based Weitzman Group, is handling leasing as Lowell Street Annex looks for tenants. “Because of the location in a neighborhood of active residents, and with high-end fitness concept Sweat 1000 across the street, we’re marketing to a mix of uses, including health and wellness uses such as spas, juice bars and waxing concepts,” Dunn said in a release. The contractor for the project is Texana Builders, the architect is Robert Charles with Veritas AEC. Both firms are based in Houston. The property owner was not disclosed. And there are fewer posts in the newly created forums because as discussed in posts here, it covers too broad of area to the point that it reaches suburbs that are not in the city of Houston. From Houston Chronicle last week: The Rice Village location of Half Price Books is set to close its doors in March. “The rent cost in the area has gone up. We're at the point that we can no longer afford to stay in that location,” said Emily Bruce, a representative for the Dallas-based company. When you put in that perspective, the short turnaround time does makes sense. Unlike most of the startups on Nextseed that took a while to open, this business isn't building from the ground up, doing an extensive build-out or renovation requiring a long wait for an opening. Any cosmetic interior work would probably be minimal, allowing for lower construction costs, upstart costs, and a shorter opening timeline.

A Houston Chronicle report today about Dak & Bop's expansion posted here yesterday. This location will be a Korean-Italian fusion restaurant. Popular Korean fried chicken joint Dak & Bop is heading to Timbergrove. Owner Jason Cho told Chron.com he is launching the second location of the casual restaurant at 1805 West 18th Street in the space formerly occupied by Italian restaurant, La Vista 101. The first location of Dak & Bop, located at 1801 Binz in the Museum District, opened in 2014. "I've been looking for a second location for more than a year. Windows are papered over, so you can't see what is going on inside. If they can keep the plumbing, electrical, etc. that Happy Fatz left behind, it could be a pretty quick turnaround.

Braun Enterprises found a new tenant for the building at 1805 W 18th St. This is in the Timbergrove area of Houston. Dak & Bop is replacing La Vista 101 at 1805 W 19th St. Dak & Bop is a locally-owned Korean fried chicken restaurant. Has there been any noticeable changes to the bungalow at 3510 White Oak Dr? This was the former Happy Fatz restaurant. Handies Douzo restaurant is opening here. Someone affiliated with this made an interesting comment a week or two ago. They said Handies Douzo is weeks away from opening. That seems quick.So, I don't know if it holds water.
